27 new developments in Marbella

New developments of villas in Marbella spread across a string of distinctive neighbourhoods, from beachside plots near Cabopino to hillside sites above the Golden Mile with wide sea views.

Almost all are sold off plan, giving buyers the chance to choose finishes and layouts well before the build is complete. Sizes typically range from three to seven bedrooms, with the larger plots concentrated in Nueva Andalucía and Nagüeles.

The new villa stock in Marbella is not gathered in one district. It fans out along the coast and up into the hills, and each neighbourhood gives the homes a different character.

In Nueva Andalucía, new build villas tend to sit close to golf courses. Some are frontline golf, with direct views over fairways. Plots here are generous, and the villas usually follow a contemporary style with open-plan living areas, floor-to-ceiling glass and wraparound terraces designed to make the most of the south-facing orientation. Private pools are standard, and many schemes include basement levels used for cinemas, gyms or extra guest quarters.

Along the Golden Mile and up into Nagüeles, the emphasis shifts to sea views and proximity to Marbella's centre. Villas in these areas are often set on sloping ground, which gives architects room to create layered floor plans with living spaces on the upper level and bedrooms below, each tier opening onto its own terrace. Walking distance to the port and to shops on Ricardo Soriano is a genuine draw here, and the combination of town access with a private garden and pool is hard to replicate in a resale property of the same size.

Further east, Elviria and Los Monteros offer beachside settings. New villas in these neighbourhoods sit within established urbanisations and are usually close to international schools and local shops. The style is a little more relaxed, with single-storey or split-level designs that open directly onto landscaped gardens. Cabopino, at Marbella's eastern edge, adds a quieter coastal feel, with some schemes positioned within walking distance of the beach and the small marina.

On the western side, San Pedro de Alcántara, Cortijo Blanco and Guadalmina Baja bring their own appeal. San Pedro has a genuine town centre with a weekly market and everyday services, so a new villa here puts daily life on foot. Guadalmina Baja is flat and close to the shore, and its new villas tend to sit on wide plots with mature trees already on the boundaries. Marbesa, tucked between Elviria and Cabopino, is a low-density pocket where new schemes blend into a quieter residential landscape.

Because almost all of these villas are sold off plan, buyers who commit at an early stage can usually select their plot within a development and influence internal finishes, kitchen layouts and material choices. That flexibility is one of the practical advantages of buying new rather than resale. The villa will also be built to current energy regulations, which typically means better insulation, efficient climate systems and lower running costs than an older property. And the home arrives with nobody else's wear and tear.

The range from three to seven bedrooms means the stock suits different buyers. A three-bedroom villa in San Pedro works well as a permanent home for a couple or small family. A six or seven-bedroom property in Nueva Andalucía or Nagüeles is more likely aimed at buyers who entertain, host extended family or want staff quarters. Across every neighbourhood, outdoor living is central to the design. Covered terraces, summer kitchens, infinity pools and solarium rooftops appear in almost every new scheme.

If you are comparing developments, walk the plot before you reserve. Check the orientation, the gradient, what will be built on neighbouring plots and how close the nearest road sits. On a hillside site in Nagüeles, the view from the architect's render and the view from the actual plot can differ by several degrees. The Costa del Sol hub on this site covers how staged payments, bank guarantees and the rest of the buying process work.

Buying off-plan and new builds in Marbella

Process, costs and taxes, answered by our local team.

Which neighbourhoods in Marbella have new build villas for sale?

New build villas are spread across several areas. Nueva Andalucía and the Golden Mile are two of the most active, along with Elviria, Los Monteros, Cabopino, Nagüeles, San Pedro de Alcántara, Guadalmina Baja, Cortijo Blanco and Marbesa. Each has a distinct setting, from frontline golf to beachside.

What is the difference between a new build villa and a resale villa in Marbella?

A new build villa is constructed to current building and energy standards, which usually means better insulation, more efficient heating and cooling, and lower running costs. You also get to choose finishes and sometimes adjust the layout during the build. A resale villa may offer a larger garden or a more established neighbourhood, but it will often need updating to match the specification of a new property.
