Moving to Spain: The Complete Checklist
By David Los · October 2026 · Living Here
Moving to Spain is less a single form than a sequence of registrations that unlock the next step. You need a lawful residence basis before most day-to-day admin makes sense, an NIE before a property purchase can complete, empadronamiento at the town hall before healthcare and schools, and a Spanish bank account before utilities and community fees can be paid reliably. This checklist follows the order we use with full-time movers on the Costa del Sol, with links to the deep guides on each topic and live October 2026 asking prices so you can budget the town before you pack.
What order should you tackle a move to Spain?
Tackle the move in three phases: secure your right to live in Spain, register yourself locally, then connect the home you will actually use. Skipping a step creates the classic traps: buying before the NIE is ready, signing a lease before the visa is approved, or opening utilities without a Spanish IBAN. The table below is the sequence we walk clients through on the Costa del Sol; the sections that follow explain each row and link to the detailed guides.
| Phase | What you do | Why it matters |
|---|---|---|
| 1. Before you travel | Pick the residence route, gather criminal-record and insurance files, book consulate appointments if you need a visa | You cannot empadron or access most public services without lawful stay |
| 2. First weeks in Spain | Apply for the NIE, register on the padrón at the ayuntamiento, open a Spanish bank account | Unlocks purchase, healthcare registration and school applications |
| 3. First months | Register healthcare, transfer utilities, register children for school, file tax forms if you become tax resident | Turns a holiday home into a functioning household |
| Optional parallel track | Property search, lawyer, arras and completion | Can run alongside phase 2 once the NIE file is moving |
Which residence route fits your move?
Buying property does not by itself grant residence in Spain after the golden visa ended in April 2025. Your route depends on whether you will work, draw a pension, or live from savings. EU citizens register under EU free-movement rules; UK and other non-EU nationals usually need a visa or permit before they empadron as residents. Match your situation to the right guide before you sign a lease or a purchase contract:
- Retiring on savings or a pension without working: the non-lucrative visa (€28,800 minimum income in 2026 at 400% of IPREM).
- Remote employment for a foreign employer: the digital nomad visa (€2,849 a month minimum remote income in 2026).
- Holiday-home owners staying within Schengen limits: the 90/180-day rule, not full residence.
- Buyers asking whether a home alone still grants residency: no, after the golden visa ended in April 2025.
Full requirements sit in our non-lucrative visa guide, digital nomad visa guide, 90/180-day rule guide and residency and property guide. If you are also buying, the purchase timeline in our how to buy property in Spain guide runs in parallel once the NIE is in progress.
When do you need an NIE during the move?
The NIE is the foreigner ID number Spain uses on every contract and tax form. You need it before a property deed can sign, before most banks open a non-resident account for completion funds, and before you file purchase taxes. The government fee is €9.84 in 2026 on form 790 code 012 with form EX-15. The number never expires, but notaries typically want a certificate issued within the last three months. Routes, queues and power-of-attorney shortcuts are in our NIE guide.

What is empadronamiento and when should you do it?
Empadronamiento is registration on the municipal padrón at the ayuntamiento of the town where you actually live. It is not immigration paperwork and it does not replace a visa, but it is the key that unlocks local services. You need it to register with the health centre, to apply for many school places, and to prove address for other files. National technical instructions require municipalities to record your name, nationality, date of birth and ID document, and to verify that you genuinely reside at the address you declare.
- ID: passport, or NIE/TIE for foreigners, as required by your status.
- Proof of address: deed, rental contract, or owner authorisation with their ID, depending on whether you own, rent or stay with family.
- Completed town-hall form: each ayuntamiento publishes its own hoja de empadronamiento.

Register where you actually live. Health centres and school catchments follow the padrón. Long-stay movers should empadron in the first week once they have a fixed address.
Bank account and healthcare: what to set up next
Open a Spanish bank account once you have the NIE and an address proof the bank accepts. Direct debits for utilities, community fees and insurance expect a local IBAN.
Healthcare registration follows the padrón. Employees and autónomos enter the public system through social security contributions. UK State Pensioners register an S1 form with the INSS. Early retirees often buy the convenio especial at €60 a month under age 65 and €157 from 65 in Andalucía in 2026, after one year of registered residence. Visa applicants need private cover with no co-payments until they qualify for another route. The full map is in our healthcare for expats guide.
Home, utilities and schools on the Costa del Sol
If you are buying, completion does not switch utilities on automatically: you or your gestor transfers electricity and water, registers rubbish where billed separately, and notifies the community administrator. Budget taxes in our costs of owning property guide. Renters should keep empadronamiento aligned with the lease so healthcare and schools stay coherent.
Families should map school zones before they pick a town. Our international schools guide lists campuses and published fees; public places follow empadronamiento and the Andalucían window. Monthly budgets are in the cost of living guide.
Costa del Sol active resale inventory in October 2026: 7,770 listings, coast median asking €659,000 at €4,736/m²; La Duquesa median €359,000 across 141 listings and Fuengirola median €549,000 across 447 listingsSource: Hometailor market data · October 2026 · View market data →
When does tax residence kick in?
Spending more than 183 days in a calendar year in Spain, or having your centre of vital interests here, generally triggers tax residence and worldwide reporting. Take advice before the move if you have foreign pensions or rentals. Non-resident owners still file Modelo 210 on imputed income, explained in our Modelo 210 guide.
When the admin stack is clear, compare towns on our live property price pages and browse current stock on the Costa del Sol listings hub or the Fuengirola hub if you want train-line convenience.
