Villas in new schemes here often back onto forest as well as the course, and the mountain setting keeps summer temperatures a degree or two lower than the coast. Layouts in La Quinta lean toward open-plan living with floor-to-ceiling glass on the south-facing side, pulling the green surroundings into the room. Six-bedroom villas appear more often here than in the other two areas, which suits families or buyers who host guests regularly.

Across all three neighbourhoods, the typical new villa in Benahavís is a contemporary, flat-roofed design with large terraces on every level. Basement floors are common and usually house a cinema room, gym or extra guest suite. Infinity pools are almost standard. Kitchens are generally open to the main living area, and master suites sit on the upper floor to capture the widest view.

Buying new rather than resale here brings the advantages you would expect anywhere: current energy ratings that keep running costs down, modern insulation and glazing, and the chance to select materials, colours and upgrades before the developer locks in finishes. Because nearly all stock is off-plan, early-stage buyers often have the pick of plots within a scheme and can influence the internal layout.

These villas suit several buyer profiles. Golfers are well served in Los Flamingos and La Quinta, where they can walk to the first tee. Families find the proximity to international schools in the wider Benahavís municipality practical. And buyers who want privacy in a natural setting without giving up easy access to the coast find the mountain-meets-sea character of Benahavís hard to match elsewhere on the Costa del Sol.
