Los Flamingos sits inland from San Pedro Alcántara, about six kilometres up the hillside along the Ronda road. The estate spreads across gentle slopes that give many plots views south over the golf fairways to the coast. Flamingos Golf lies at the heart of the development, about four minutes by car from most homes, and two further courses border the community to the west. The streets are private and gated, lined with mature trees and low-density housing.
The new-build stock consists almost entirely of large detached villas, typically with five or six bedrooms and set on plots that allow for private gardens and pools. Most are sold off-plan, with construction completed before handover. A number of plots sit on the golf course itself, giving direct access to the fairways. The architecture varies between contemporary white volumes and more traditional Andalusian styles, but all new schemes are low-rise and designed to sit within the wooded landscape.
San Pedro Alcántara, the nearest town, is about eighteen minutes by car and offers supermarkets, schools and everyday services. Playa del Saladillo, the closest beach, is less than two kilometres away down the AP-7, about twelve minutes in typical traffic. Puerto Banús marina is twenty minutes east along the coast road, and Estepona town centre is a similar distance west. The international school in Estepona is about sixteen minutes by car, and Hospital Hospiten de Estepona is thirteen minutes south.
The estate appeals to buyers looking for space and privacy within reach of the coast. The low building density and the golf setting keep the streets quiet, and the hillside position means cooler summers than the shore. Most villas are designed for year-round living rather than short breaks, with home offices, guest suites and landscaped outdoor areas. The lack of apartments and townhouses means the area has a consistent character, and the gated entry keeps through traffic out.
Because new developments here sell off-plan, the usual stage payments apply, with each instalment secured by a bank guarantee until the keys are handed over. Before completion the town hall must sign the building off as fit to live in, and the buyer typically arranges a final inspection to produce a list of any unfinished work. VAT and stamp duty apply rather than transfer tax, and the exact rates depend on the region and should be confirmed before reserving.
