La Quinta lies about 5 kilometres inland from San Pedro Alcántara, in the hills above the main coast road. The residential streets wind upward through low-density development, with the golf course at the heart of the area and views west to the Mediterranean and Gibraltar. Most homes here are detached, and the setting appeals to buyers who want space and quiet without being cut off from the coast. The beach at Ventura del Mar is about 22 minutes by car, and Puerto Banús marina is 19 minutes away.

The area is close to golf. Magna Marbella Golf is 13 minutes by car, and several other courses lie within a similar distance. The international school Aloha College is 13 minutes away. For day-to-day shopping, the nearest supermarket is about 15 minutes by car, and San Pedro Alcántara has a wider range of shops and restaurants.

New developments in La Quinta consist almost entirely of off-plan villas. The homes are four-bedroom detached properties, built on individual plots with private gardens and pools. Many of the plots are elevated, which is where the sea views come from. The stock is sold before completion rather than as finished homes, and stage payments during construction are the norm.

Buyers here are looking for a villa with outdoor space and a golf-course setting, within reach of the coast and the amenities around Puerto Banús. The density is lower than in the coastal towns, and the streets are quieter. La Quinta is about 20 minutes from San Pedro Alcántara and an hour from Málaga Airport.

You pay VAT and stamp duty when buying a new build from a developer, not transfer tax. Transfer tax applies only to resale properties. The VAT and stamp duty rates depend on the region and should be confirmed with your lawyer.

Stage payments made before completion must be secured by a bank guarantee or insurance policy. This is a legal requirement on the developer. If the developer does not complete the build, the bank or insurer refunds what you have paid.
