San Martín de Tesorillo is a traditional whitewashed village in the municipality of San Roque, set inland from the coast among rolling countryside and farmland.

The village sits around twenty kilometres inland from the Mediterranean beaches and the coastal developments of Sotogrande. The setting is rural and agricultural, with open views across the Guadiaro valley and surrounding hills. San Martín de Tesorillo remains a working Spanish village with a small central plaza, local shops, tapas bars, and a relaxed pace of life away from the tourist routes. Property here consists mainly of traditional village houses and cortijos, many requiring renovation or modernisation. Whitewashed townhouses with terracotta roofs cluster around the narrow streets of the village centre, while older farmhouses and country properties sit on plots outside the built-up area. Some buyers look for renovation projects, others for completed rural homes with land. The housing stock reflects the village's agricultural past, and most properties offer more space and land than coastal alternatives at lower entry prices. The village has primary schools, medical facilities, and essential services, but residents travel to larger towns such as San Roque or Jimena de la Frontera for wider amenities. The coast, including the beaches and marina of Sotogrande, is a twenty to thirty minute drive. Club de Golf La Cañada lies nearby for golfers, and the surrounding countryside offers walking and riding routes. The area suits buyers looking for a quieter, more traditional Spanish lifestyle, those interested in restoration projects, or anyone wanting a rural base within reach of the coast. San Martín de Tesorillo attracts buyers who value authenticity and space over convenience and beaches. The village remains largely outside the international property market, and those who settle here tend to seek integration into local life rather than expatriate enclaves. The distance from the coast and the condition of much of the housing stock mean this is not a location for everyone, but for the right buyer it offers affordability, character, and a genuine slice of rural Andalucian life.
