Townhouses for Sale in Nueva Andalucía

This is the property type that defines the residential streets behind the golf valley, where secure gated communities and quiet perimeter roads attract year-round owners and long-stay families.

The townhouse is the natural choice for buyers who want privacy and room to spread out but prefer shared perimeter security and poolside maintenance handled by a community. In Nueva Andalucía, most developments date from the late eighties through to the mid two-thousands, built around communal gardens and pools with views toward La Concha or out over the fairways of Las Brisas and Los Naranjos. Layouts typically run to three or four bedrooms across two or three floors, with a ground-floor salon opening onto a private terrace and garden, a fitted kitchen, and a garage reached from the underbuild or street level. Corner units often include side windows and larger garden plots, while mid-terrace homes trade some natural light for tighter pricing and more sheltered outdoor space. The appeal lies in everyday practicality. You can walk your own front door, store bikes and golf clubs in a dedicated garage, and let children play in a private garden while the community manages perimeter gates, pool cleaning, and exterior landscaping. Schools, supermarkets, and the beach at Puerto Banús sit within a short drive, and the layout suits families who stay for months at a time or professional couples working remotely who need dedicated office space on an upper floor. Many communities allow long-term rentals, though rules on short holiday lets vary by statutes and should be checked with the administrator before you buy. Condition and finish vary widely. Some sellers present freshly renovated interiors with open-plan kitchens and updated bathrooms, others retain original marble floors, dark wood joinery, and compact galley kitchens that reflect the tastes of the nineteen-nineties. Budget for what you see, not what the photographs promise. Community fees typically sit below those charged in beachside complexes but cover less: expect garden water, pool chemicals, gate maintenance, and exterior insurance, but not concierge services or on-site gyms. Before you make an offer, read the statutes to understand what structural changes require community approval and whether your plot boundary includes the garden or stops at the terrace edge. A townhouse in Nueva Andalucía works best for buyers who value function over statement, want outdoor space they control, and prefer a postal address that reads like a residential neighbourhood rather than a resort. If you need a single-level layout or direct golf-course frontage, a ground-floor apartment or detached villa will serve you better.
