Penthouses for Sale in Nueva Andalucía

The penthouse stock here ranges from older complexes around the Golf Valley to newer developments along the Río Verde corridor and beside Puerto Banús.

A penthouse in Nueva Andalucía typically means a duplex layout with living space on the lower floor and one or two bedrooms above, opening onto a private solarium. Terrace sizes vary widely depending on the complex. Older buildings near Aloha Golf Club often deliver generous wraparound terraces with mature planting and unbroken mountain views, while newer developments close to the marina favour contemporary glass balustrades and rooftop plunge pools or jacuzzis. Access to the solarium can be internal or by external staircase. Wind exposure on higher floors is a practical consideration, particularly in developments facing south toward the coast. The Golf Valley draws buyers who want privacy and greenery, though most complexes are gated and require a car for daily shopping. Penthouses within walking distance of Centro Plaza or the main boulevard between San Pedro and Banús suit full-time residents who prefer cafés, gyms, and supermarkets within ten minutes on foot. Developments along Río Verde appeal to families who want proximity to international schools and the beach without sacrificing the quieter atmosphere Nueva Andalucía provides compared to Marbella centre. Noise from restaurants and traffic increases as you move closer to the marina, especially on summer evenings. Owning a penthouse here means less exterior maintenance than a villa but more hands-on management than a ground-floor apartment. You are responsible for the integrity of the solarium surface, drainage channels, and any pergolas or outdoor kitchens you install. Community fees typically run higher than middle floors because lift access and shared rooftop infrastructure add complexity. Most buyers install awnings or shade sails for summer use, and wind-resistant furniture becomes important if your terrace sits above the fourth floor. Storage is often limited compared to a villa, so buyers downsizing from larger properties sometimes rent a separate lockup or use shared community storage when available. Penthouse buyers in Nueva Andalucía tend to be couples or small families who want outdoor space and privacy without the cost or upkeep of a detached home. Retirees value the single-level living area with bedrooms on the upper floor reserved for guests. Remote workers install offices on the solarium under permanent awnings. The layout works less well for families with young children who need immediate garden access, or for buyers who entertain large groups regularly and require more indoor space. Older penthouses near Real Club de Golf Las Brisas may need terrace waterproofing or updated railings to meet current safety standards, so a structural survey before purchase is worth the cost.
