Townhouses for Sale in New Golden Mile

These homes typically occupy gated communities with shared pools and gardens, providing a secure, low-maintenance alternative to a detached villa.

The New Golden Mile stretches along the A7 coast road, with most townhouse developments sitting between the highway and the beach or climbing gently into the hillside behind. These communities are generally mature, landscaped estates built during the past two decades, many designed around a central pool and tropical gardens. You will find predominantly three- and four-bedroom layouts, often arranged over two or three floors with a private garden or terrace and a garage underneath or adjacent. Corner units offer extra light and garden space, while mid-terrace homes prioritise privacy and shade. Buyers here tend to be European families seeking a permanent or second home within walking distance of the beach, along with international retirees who value tranquillity but want Puerto Banús and San Pedro Alcántara within a short drive. The stretch from Playa de Guadalmansa inland toward Cancelada includes several golf courses, notably the Flamingos complex, so golfers form another core segment. The setting is less urban than Marbella or Estepona centre, and less formal than gated estates in Sotogrande, which suits those who prefer a relaxed, family-focused atmosphere without sacrificing access to international schools, hospitals, and the AP-7 motorway. Community infrastructure is a defining characteristic. Most townhouse developments here employ on-site management, cover building insurance collectively, and include landscaping and pool maintenance in the monthly fees. That simplicity appeals to overseas buyers who spend only part of the year in residence. At the same time, individual owners are responsible for the interior structure and any upgrades to kitchens, bathrooms, or terraces. Planning rules vary by community and municipality, so extending a terrace or adding a pergola typically requires written approval from both the residents' association and Estepona town hall. The choice between a townhouse and an apartment on the New Golden Mile often comes down to outside space and parking. Townhouses offer direct access to a private garden, which matters to families with children or pets, and most include at least one dedicated parking space. Villas deliver full autonomy but require more upkeep and carry a higher purchase threshold. Townhouses occupy the middle ground, delivering the feel of a house with the convenience of shared services and security, making them a practical and popular option along this part of the coast.
