Beach side property in the New Golden Mile sits on the southern side of the A-7 coastal road, placing homes within a short walk of the shore between Guadalmansa and San Pedro Alcántara.
This stretch offers a choice of modern apartments, frontline penthouses and low-rise complexes with direct access to wide sandy beaches and open views of the Mediterranean.
The New Golden Mile beach side runs for roughly five kilometres along the coast west of Puerto Banús. Unlike the hillside parcels inland, property here occupies flat land between the main road and the sea, meaning you can walk to the sand without negotiating slopes or steep drives. Most buildings are low-rise apartment blocks or small gated schemes dating from the past two decades, though a handful of older villas and townhouses remain scattered among them. Buyers value the proximity to the shore, which often means standing on a terrace and seeing water rather than rooftops. Many complexes share landscaped gardens, swimming pools and gated entries, and a number offer direct gates onto the beach promenade. You will find fewer standalone villas on this side of the road than on the hillside plots behind, so most inventory consists of two- and three-bedroom flats, ground-floor units with private gardens, and penthouses with roof terraces. Beach side living here means trading elevation and larger private grounds for immediate coastal access. Early-morning walks, paddleboarding before breakfast and cycling the promenade to San Pedro or Estepona town become routine rather than an outing. Restaurants, beach clubs and convenience stores line the promenade and the inland edge of the A-7, so daily errands rarely require a car, though parking inside your community remains useful for supermarket runs and trips further along the coast. This part of the New Golden Mile attracts buyers who prioritise the sea over hillside privacy. Families with young children often prefer ground-floor apartments with gardens that open straight onto communal lawns and pools, while couples and retirees lean toward upper-floor units or penthouses with unobstructed water views. Noise from the coast road can reach the front facades of buildings closest to the A-7, so visiting at different times of day helps gauge how much traffic sound reaches the property you are considering.
