Almost all sea-view new developments in Benahavís sell off-plan, well before the building is finished. That timing matters. The buyer who reserves early gets first pick of position. The home types available reflect the terrain. Villas range from four to six bedrooms and are designed to step down the hillside so that every living level faces the sea. Roof terraces, infinity pools and open-plan ground floors are drawn specifically to frame the view. Apartments come with two or three bedrooms and are stacked in low-rise blocks oriented to maximise light and outlook. Penthouses within those blocks add private roof terraces with uninterrupted panoramas. Because these buildings are new, they meet the latest energy regulations, which means better insulation, more efficient heating and cooling, and lower running costs than older properties on the same hillside.
A new build sea-view home removes a problem that resale buyers face constantly in Benahavís. Older properties were not always designed with large openings on the sea-facing side, and retrofitting bigger windows into load-bearing walls is expensive and sometimes impossible. A new scheme starts with the view as the design brief. The architect orients the building, sizes the glass and positions the terraces before anything else. The result is a home where the sea is part of daily life rather than something you glimpse from one corner of the terrace.
