Atalaya sits between San Pedro Alcántara and Guadalmina, roughly eight kilometres from Puerto Banús and twelve from Estepona town. The neighbourhood has a permanent community of European buyers, many retired or semi-retired, who prioritise golf over beach proximity. The beach at Playa Isdabe is a ten-minute drive. Local shopping is functional rather than extensive, with a small supermarket cluster on the main road and larger stores in San Pedro or Estepona. Buyers here typically want year-round access to golf without resort isolation. Atalaya is not gated at neighbourhood level, so roads are public and the feel is less controlled than a private resort. Community fees cover shared gardens and pools within each development but not course maintenance, which remains the responsibility of the clubs. Resale stock is plentiful, and new builds appear intermittently on remaining plots. The area suits buyers who know they will use the course regularly and prefer an established layout to a brand-new resort.
