Atalaya runs along both sides of the A7 coast road, with the older residential streets lying inland toward the hills and the newer urbanisations spreading out across the flatter ground closer to the sea. El Campanario Golf Course sits just over half a kilometre away, and Playa Isdabe is two kilometres south. San Pedro Alcántara is less than three kilometres east, and Estepona's town centre is an easy drive west. The area feels less built up than the beachfront corridor through San Pedro and Puerto Banús, and many homes look out over fairways or toward the sea rather than onto neighbouring buildings.
The new-build stock in Atalaya is almost entirely off-plan, sold before completion. Developers are putting up both villas and apartments, nearly all of them ranging from two to four bedrooms. Some schemes sit close to the beach, some are frontline golf, and many offer sea views from upper floors or elevated plots. The apartment blocks tend to be low-rise and set within gated communities that include parking, pools and gardens. The villas are either detached or part of small clusters, often with private pools and terraces that take in the golf course or the coast. Buyers here are usually looking for a second home or a year-round base within reach of Marbella and the beaches, but in a quieter setting than the seafront towns.
Atalaya's position between the coast and the interior means you can reach a supermarket in five minutes, a hospital in eight, and Puerto Banús marina in eleven. Gibraltar Airport is just under an hour away, and the international school in Estepona is four minutes by car. The roads are well maintained and the drive times are predictable outside the height of summer. The area is not a resort in itself, but it connects easily to everything along this stretch of coast without sitting in the middle of it.
Buying off-plan in Atalaya means paying in stages as the build progresses, with each payment before completion secured by a bank guarantee. That guarantee is a legal requirement on the developer, and it protects the money you have paid if the project does not finish. Before the developer can hand over keys, the town hall has to sign the building off as fit to live in, and waiting for that sign-off is the usual reason a completion date slips. A new-build buyer pays VAT rather than transfer tax, and stamp duty falls on the purchase deed regardless of whether you borrow. The rates for both depend on the region and should be confirmed before you reserve.
