Buying off-plan is the surest way to secure one of these orientations, because the best-positioned units in a new scheme go first. Every home listed here faces south, is brand new or under construction, and is built to the latest energy and insulation standards.
A south-facing home on the Costa del Sol is not a minor detail. It decides how much natural light reaches your living space, how warm your terrace stays through the cooler months, and whether your outdoor areas are usable well into the evening. The coast runs roughly east to west, so a south-facing orientation means an unobstructed path for sunlight from mid-morning until late afternoon. In a new development, architects can design floor plans, window sizes and terrace depths around this advantage from the first sketch. A resale property may or may not face the right way, and there is nothing you can do about it once the building is up.
The south-facing new build stock on the Costa del Sol is almost entirely off-plan, sold before completion. That matters because it gives you first pick. When a scheme launches, floor plans and orientations are published together. The south-facing units attract the most interest, and in most projects they sell out before the rest. Reserving early locks in your position in the building and your view corridor.
Estepona is one of the areas where south-facing new build supply is concentrated. Developments here range from low-rise apartment blocks close to the seafront to villa projects set back on the hillside, many with open sea views to the south. New build apartments in Estepona tend to have wide terraces oriented to capture all-day sun, and penthouses often add a private solarium on the roof level with panoramic southern exposure.
Marbella and Benahavís sit further west along the coast and slightly inland respectively. In Marbella, south-facing new build apartments and penthouses appear in schemes near the beach and along the Golden Mile, designed so that the principal rooms and terraces face the sea. In Benahavís, the terrain rises into the foothills, and developers use the elevation to orient villas and townhouses southward with views over the valley and out to the coast. Townhouses in these hillside schemes typically have tiered terraces on the south side, letting light into every floor.
Mijas and Fuengirola add further options. Mijas sits above the coast, and south-facing villas and townhouses here look out over Fuengirola and the sea beyond. Fuengirola itself has new build apartment schemes closer to the beach, where a south-facing unit means direct sun on your terrace and, in many cases, a sea view as well.
Benalmádena and Casares round out the spread. Benalmádena offers south-facing apartments and penthouses in both the coastal strip and the pueblo area above, while Casares has newer villa developments on elevated plots, oriented south to make the most of the long sightlines to Gibraltar and the African coast on a clear day.
New build homes here are constructed to current Spanish energy regulations, which means better insulation, double or triple glazing, and efficient climate systems. A south-facing orientation works with these standards rather than against them: passive solar gain reduces heating costs in winter, and modern glass keeps interiors comfortable without overheating in summer. That is a combination you rarely get in older properties.
