New Developments in Las Lagunas, Mijas

New developments here are almost entirely off-plan apartments, sold before completion, ranging from one to three bedrooms.

Las Lagunas is not a resort urbanisation. It is a working neighbourhood with a commercial centre, local schools and a supermarket less than 300 metres from most of its new schemes. That day-to-day infrastructure is the reason it appeals to buyers who want a new build apartment they can actually live in year-round, not just visit in summer.

The area sits roughly between the centre of Fuengirola and the lower slopes of Mijas. Fuengirola itself is about 1.7 km away, around six minutes by car, and Playa del Castillo is the same distance in the other direction, reachable in about five minutes. That position means you are close to the sea without paying a front-line premium, and many of the new apartments here have clear sea views across the rooftops toward the coast.

Golf is nearby too. Cerrado del Aguila Golf is about 2.4 km from Las Lagunas, roughly eight minutes by car. Puerto Deportivo de Fuengirola, the marina, is around 2.1 km and seven minutes away. For healthcare, Hospital Vithas Xanit International is about 10 km north, a drive of around 13 minutes. Families with school-age children can reach St Anthony's College in about nine minutes by car.

The street pattern in Las Lagunas is a grid of medium-rise blocks with ground-floor shops and cafes. Building density is moderate by coastal standards. New schemes tend to follow the same format, apartment blocks of a few storeys with communal pools, underground parking and landscaped common areas, fitting into the existing urban fabric rather than standing apart from it. Because the neighbourhood is already built out, the plots available for new construction are limited, and what comes to market tends to sell off-plan well before handover.

The apartments themselves cover one, two and three bedrooms. Most are designed with open-plan living areas and good-sized terraces oriented south or south-west to catch the light and the sea views that the slightly elevated position here allows. Air conditioning, underfloor heating in bathrooms and fitted kitchens are standard across the newer schemes.

Málaga Airport is about 20 km from Las Lagunas, a journey of roughly 33 minutes by car. That is one of the shorter airport runs on this stretch of coast, which matters if you plan to let the property or split your time between countries.

For buyers comparing Las Lagunas with the beachfront urbanisations further west along Mijas Costa, the trade-off is straightforward. You give up a walk-to-the-sand address and gain a neighbourhood with real shops, real neighbours and a lower entry point for a new build apartment of equivalent size and finish. If your priority is a home that works every day of the week rather than a holiday base, Las Lagunas is worth a serious look.
