South Facing New Developments in Las Lagunas, Mijas

Buying a south-facing apartment off-plan in Las Lagunas gives you something a resale flat rarely can. In a new scheme, the developer designs the floorplan around the orientation. Living rooms and terraces face south by intention, not by accident. Glazing is sized for the light. Overhangs and louvres are calculated for summer shade without blocking winter sun. Much of the south-facing off-plan supply sits in the area around Avenida de Mijas, where new schemes have risen on plots that benefit from a slight southward slope. Other south-facing apartments can be found closer to the eastern edge of Las Lagunas, toward the boundary with Fuengirola, where buildings are positioned to look out over lower-rise surroundings and the sea beyond. Playa del Castillo is roughly a kilometre and a half away, about five minutes by car, and the centre of Fuengirola is even closer at around six minutes. Cerrado del Aguila Golf is eight minutes by car. A supermarket is within walking distance.

Because these homes are built to the latest energy regulations, the south-facing glass is paired with thermal insulation, aerothermal heating and cooling systems, and double or triple glazing. The result is a home that uses its orientation to reduce energy bills rather than increase them. Passive solar gain in winter means the heating runs less. Proper shading and ventilation in summer mean the air conditioning does not have to fight the sun.
