New Developments in La Cala de Mijas, Mijas

La Cala de Mijas occupies the coastal strip west of Fuengirola, where Mijas meets the sea. The area spreads inland from Playa de La Cala, about 1.8 kilometres from the newer schemes, which are mostly built on rising ground where views carry across to the Mediterranean. El Chaparral Golf Club lies 2.4 kilometres away and the marina at Puerto Cabopino is 5.1 kilometres along the coast. Fuengirola, the nearest town of any size, is 7.2 kilometres to the east and takes about sixteen minutes by car. Málaga Airport is 25 kilometres away, a drive of roughly forty minutes.

La Cala itself is a small resort with a strip of restaurants, a few supermarkets and a weekly market. The setting is less built up than Fuengirola or Benalmádena, with greenery between developments and open land stretching towards the golf courses. The streets are quiet outside summer, and buyers tend to be families or couples looking for something near the coast without the density of the larger towns.

The new build supply here is almost entirely off-plan, sold before the buildings are finished. Apartments and penthouses make up most of the stock, typically in gated schemes with shared pools and gardens. Bedrooms range from one to five, though two and three are most common. Some developments include ground-floor units with private gardens. Villas are less frequent but do appear, usually on plots further inland where land is cheaper and planning allows lower density. Many of the apartment blocks are positioned to give sea views from upper floors or corner units.

Most schemes sit within urbanisations rather than in the older part of La Cala, so they are car dependent. A supermarket is about 1.9 kilometres away, a five-minute drive. St Anthony's College, an international school, is roughly thirteen minutes by car. The hospital in Marbella is 12 kilometres away and takes about twenty minutes to reach. Everything is close enough for daily life, but the area does not have the walk-everywhere convenience of a denser town.

Buying off-plan in La Cala means paying in stages as the building goes up, with each payment secured by a bank guarantee. VAT applies to new builds bought from a developer, along with stamp duty on the purchase deed. The town hall has to sign the building off as fit to live in before the developer can hand over keys, and waiting for that sign-off is the usual reason a completion date moves. Spanish law holds the builder liable for one year on finishes, three years on things like damp and insulation, and ten years on structural defects.
