Los Flamingos sits on elevated ground west of Marbella, where hillside plots and purpose-built terraces deliver open sea views across the Mediterranean.
Properties in this Benahavís enclave range from penthouse apartments to detached villas, many designed around the advantage of height and uninterrupted sightlines to the coast.
The terrain rises sharply inland from the shoreline, placing much of Los Flamingos between 100 and 200 metres above sea level. That elevation gives sea view property here a panoramic quality, often taking in Gibraltar, the African coastline and the sweep of the bay alongside the golf fairways below. Apartments on upper floors and villas on higher plots enjoy the widest vistas, while mid-level homes typically frame the sea between neighbouring rooflines or through gaps in the hillside. Glass balustrades, floor-to-ceiling windows and open-plan layouts are common in the developments built over the past two decades, all designed to maximise the view from living rooms, terraces and master bedrooms. Older villas may have smaller windows and traditional garden walls, so buyers prioritising the sea view will want to visit at different times of day to check how much sky and water the property actually captures. Mature trees and neighbouring construction can both affect sightlines over time. The setting suits buyers who want a residential hillside address within a few minutes of the coast but prefer the quiet of an elevated position to beachfront immediacy. Los Flamingos is purpose-built around golf, so the community skews towards year-round residents and longer-stay visitors rather than high-turnover holiday rentals. The sea view adds value and desirability, but it also means properties sit higher up the internal road network, often requiring a car for shopping, dining and beach access. Maintenance considerations include external paintwork exposed to coastal wind, glass that needs regular cleaning to preserve clarity, and terrace furniture that weathers faster in the sun. Communal gardens and pools in apartment complexes are managed through service charges, while villa owners handle landscaping independently. Water pressure can vary on the upper reaches of the development, and some plots require pumps or holding tanks to maintain consistent supply throughout the day.
We identify sea view homes from coordinates and listing text that we don't yet hold for every property on the coast, so a handful of matching homes may not appear below. Contact us and we'll search the full market for you.
