El Chaparral lies about 0.7 kilometres inland from Playa del Charcón, a sandy beach that stretches towards Fuengirola to the east. The area is built around El Chaparral Golf Club, and many of the new developments are either on the course itself or close enough to walk to it. Fuengirola is about 4.6 kilometres away by car, roughly sixteen minutes on the coast road, and Málaga Airport is 23 kilometres to the northeast, about forty-four minutes in normal traffic.

The setting is quieter than the centre of La Cala de Mijas but still residential rather than rural. There are urbanisations rather than scattered villas, and the density is higher near the coast than it is further uphill. Many sites have sea views, particularly those on higher ground, and some of the developments closest to the water sit within a few hundred metres of the beach. El Chaparral Golf Club is about 0.8 kilometres from the centre of the area, roughly four minutes by car, and there are supermarkets within two kilometres.

The new-build stock is almost entirely sold off-plan, meaning you reserve and pay in stages before the building is finished. Townhouses are common, often in gated schemes with shared gardens and pools. Apartments range from two-bedroom layouts to larger penthouses, and there are also detached villas, some of them on golf-course plots. Bedroom counts run from two up to six, so there is stock for couples, families and buyers who want guest space. Many of the developments are aimed at permanent residents rather than holiday buyers, and the area has schools, shops and year-round services within a short drive.

If you are comparing El Chaparral with other parts of La Cala de Mijas, the main difference is the proximity to the golf course and the sea views from higher plots. The beach is closer here than it is from the town centre, and the setting feels more open. Fuengirola is near enough for a wider choice of restaurants and services, and the motorway is a few minutes further east, so access to Marbella and Málaga is straightforward. Hospital Vithas Xanit International is about thirteen kilometres away, roughly twenty-four minutes by car, and St Anthony's College, an international school, is about fourteen minutes from the area.

Buying property in El Chaparral

Process, costs and taxes, answered by our local team.

El Chaparral is about 0.7 kilometres from Playa del Charcón, which is roughly an eight-minute drive. Some of the developments closest to the coast are within a few hundred metres of the beach, close enough to walk.

When you buy a new build from a developer in El Chaparral, you pay VAT rather than transfer tax. You also pay stamp duty on the purchase deed. The rates depend on the region and should be confirmed with your lawyer.

Completion timing depends on the stage of construction when you reserve. Off-plan purchases in El Chaparral are sold before the building is finished, and you pay in stages as the work progresses. The developer cannot hand over keys until the town hall signs the building off as fit to live in, and waiting for that sign-off is the most common reason a completion date moves.
