Cerrado del Aguila Golf is less than a kilometre from most homes, and Playa El Chaparral on the coast is about two and a half kilometres south, a fourteen-minute drive. The motorway is close enough to make Málaga Airport reachable in under forty minutes, while the setting itself remains quiet and suburban.

Most of the new-build stock consists of detached villas on private plots, with two or three bedrooms and gardens that often include a pool. Several schemes are built directly onto the golf course, giving those homes fairway views and immediate access to the greens. Buyers here tend to want space and a garden rather than an apartment, and the golf course appeals both to players and to those who simply prefer the open outlook it provides. The density is lower than in the beachfront developments closer to Fuengirola, and the streets are designed for cars rather than for walking, so this is a place for buyers who drive and who value a detached home over proximity to the seafront.

Because the new supply is sold off-plan, payments are staged across the construction period and secured by a bank guarantee, which is a legal requirement on the developer. A new-build purchase is subject to VAT and stamp duty rather than the transfer tax a resale buyer pays, and the rates depend on the region, so they should be confirmed early. Before handover the town hall has to sign the building off as fit to live in, and waiting for that sign-off is the usual reason a completion date moves.

The appeal of Cerros del Aguila is the combination of golf, space and access. The course itself is well established, the villas are built on plots large enough for a pool and a terrace, and the drive to the coast or to the motorway is short enough that neither the beach nor the airport feels remote.
