Bel Air is a residential area on the New Golden Mile, the stretch of coast between San Pedro Alcántara and Estepona. It lies just under five and a half kilometres west of San Pedro and about a kilometre inland from Playa del Saladillo, with the beach reachable in around three minutes by car. The setting is typical of the New Golden Mile: low-density urbanisations, landscaped streets, and proximity to both the coast and the golf valley behind it. Flamingos Golf is about seven minutes away, and the marina at Puerto Banús is twelve minutes east.
The area sits close enough to San Pedro for shopping and services, with a supermarket within half a kilometre and the town centre ten minutes by car. The hospital in Estepona is six minutes west, and the International School of Estepona is eight minutes. Gibraltar Airport is fifty-two minutes, making it the nearest international connection for most buyers, though Málaga Airport is also within reach along the motorway.
New developments in Bel Air include both apartments and villas, mostly offered off-plan with completion following the sale. Bedroom counts range from two to five, and many schemes are positioned to take advantage of sea views. Some developments sit close to the beach, while others are set further back within gated communities that include pools, gardens and shared amenities. The stock tends to appeal to buyers looking for a setting that combines access to the coast with quieter residential surroundings, rather than the density of the resort towns either side.
The mix of property types reflects the area's character: villas on larger plots for buyers wanting private outdoor space, and apartment schemes for those prioritising location and amenities over land. Most new builds here are designed with terraces, open-plan interiors and parking, and many include communal facilities such as gyms and pools. The setting attracts buyers who want to be near the beach and the golf courses without being in the middle of a town centre, and the New Golden Mile generally offers more space between buildings than the older stretches of coast closer to Marbella.
