The median asking price in Nerja is €650k, and most homes for sale sit between €395k and €876k.
Nerja's asking prices reflect a market split almost evenly between villas and apartments, with detached houses accounting for half the advertised stock and flats making up about a third. The median asking price stands at €650k, while the average reaches €675k, and sellers are quoting €4,222 per square metre across 44 active listings. That per-metre rate sits between lower-priced neighbours such as Mijas and Rincón de la Victoria and the higher figures seen in Sotogrande or Torremolinos, positioning Nerja in the middle band of Costa del Sol coastal towns.
The spread between the lower and upper quartiles runs from €395k to €876k, a range that captures both compact apartments near the town centre and larger villas with sea views on the outskirts. The cheapest listing on the market is priced at €222k, while the top end reaches €2.1M, indicating that Nerja's stock includes a small number of high-specification properties alongside a broader base of mid-market homes. The gap between median and average suggests a handful of premium listings pull the mean upward, but the bulk of activity centres on properties priced below three quarters of a million.
Apartments carry a median asking price of €367k and quote €4,793 per square metre, sitting above the overall rate and appealing to buyers seeking smaller footprints or lock-up-and-leave convenience. Villas, which dominate the available stock at 50%, are listed at a median of €812k and €3,810 per square metre, sitting below the overall rate. Villas cost more than two times what apartments do in absolute terms, a function of size rather than a premium on the per-metre price. Townhouses make up 16% of listings, while penthouses account for just 2%, leaving the market firmly focused on standalone houses and standard flats.
Nerja's price structure suggests a market where villa buyers pay for space and privacy without the per-metre premiums seen in some neighbouring towns, while apartment buyers face higher rates per square metre but lower entry prices overall. The dominance of villas in the active stock may reflect both the town's residential character and the preferences of sellers who list larger properties in a market where demand for holiday homes and permanent relocations overlaps. Buyers comparing Nerja with nearby options will find it priced above more accessible towns to the west but below the top-tier coastal enclaves, offering a middle ground for those prioritising location over newness or resort amenities.
07 · Analysis
How to read asking prices in Nerja: medians, spreads, and type mix. Figures are as of October 2026; this analysis is evergreen and refreshed when the market moves materially.
The figures on this page reflect the median asking price across 44 active listings in Nerja as of October 2026. Median is used rather than mean because it sits at the midpoint of the range: half the properties ask more, half ask less. That makes it resistant to distortion from a handful of very expensive or very cheap outliers. The mean asking price in Nerja is €675k, pulled higher by properties at the top of the market. These are asking prices set by sellers and agents, not completed sale prices, so they represent the starting point for negotiation rather than what buyers actually pay.
Nerja's asking-price structure reflects its position as a villa-heavy coastal town with a relatively compact apartment stock. The median asking price sits at €650k, with a price per square metre of €4,222. The interquartile range runs from €395k at the lower quartile to €876k at the upper, a spread that captures the difference between smaller apartments and larger detached homes. The cheapest listing on the market asks €222k, while the most expensive reaches €2.1M. That top-end figure points to a small number of high-specification villas or seafront properties, but the bulk of the market sits well below the million-euro mark. The gap between the lower and upper quartiles shows that Nerja accommodates both entry-level coastal buyers and those looking for more space or a premium location, without the concentration of ultra-luxury stock seen in some neighbouring resorts.
Apartments account for around 32% of active listings and carry a median asking price of €367k. Per square metre they ask €4,793, which sits above the overall rate for Nerja. This premium reflects the fact that apartments here tend to cluster in central or beachfront locations where land values are higher and plot sizes smaller. Many are purpose-built for the coastal market, with communal pools and sea views, and that specification is priced in.
Villas make up about 50% of the stock and show a median asking price of €812k, with a per-square-metre rate of €3,810 that sits below the overall figure. Villas cost more than two times what apartments do by total price, but the €/sqm rate is lower because buyers are paying for land, private pools and larger built areas rather than compact, high-specification units. The villa market in Nerja includes both older detached homes in hillside neighbourhoods and newer builds on the outskirts, and that mix keeps the median below the levels seen in more exclusively villa-dominated towns further west.
Townhouses represent around 16% of listings, typically sitting between apartments and villas in both price and size. They offer a middle ground for buyers who want outdoor space and multiple floors without the land premium or maintenance load of a detached villa. Penthouses make up just 2% of the market, a small segment concentrated in newer developments where rooftop terraces and unobstructed views command a premium over standard apartments.
Nerja sits in the middle band of Costa del Sol pricing. Nearby areas such as Mijas, Ojén and Rincón de la Victoria ask less per square metre, offering larger homes or more land for the same outlay. Sotogrande and Torremolinos, by contrast, command higher rates, the former for its gated estates and golf courses, the latter for its beachfront density and urban infrastructure. Nerja's appeal lies in its combination of a compact, walkable town centre and access to beaches and coves without the high-rise development or marina premium of larger resorts. Buyers willing to move inland or east can find lower entry prices, but they trade the specific character and coastal access that Nerja offers.
The interquartile spread from €395k to €876k tells you that Nerja's market is segmented by property type and location rather than dominated by a single price band. If your budget sits below the median, you will be looking mainly at apartments or smaller townhouses, many of them in older blocks or slightly inland. Above the median, the market opens up to villas with private pools and larger plots, particularly in hillside areas with views. The fact that villas cost more than two times what apartments do overall means that stepping up from an apartment to a detached home requires a significant jump in budget, not just a marginal increase.
Remember that these are asking prices. Sellers and agents set them with room for negotiation, and the final sale price will depend on how long a property has been listed, the condition of the individual unit, and how much competition you face from other buyers. The figures here give you a baseline for what is on the market and where different property types sit relative to each other, but they do not tell you what sellers will accept or what comparable properties have recently sold for. Use them to understand the structure of the market and to set realistic expectations for what your budget will buy, then verify with sold data and local agents before making an offer.
