The median asking price in Torrox is €590k, and most homes for sale sit between €355k and €798k.
Torrox's asking-price structure reflects a market where villas make up close to half the available stock, shaping both the median and the typical buyer profile. With 49% of listings classified as villas and only 16% as apartments, the town skews heavily towards detached and semi-detached properties rather than the apartment-led inventory common in many coastal resorts. That weighting pushes the headline figures upward, even though the per-square-metre rate remains moderate by Costa del Sol standards. Across 43 active listings, the median asking price sits at €590k, while the overall rate per square metre stands at €2,972.
The distribution is wide. The lower quartile opens at €355k, the upper quartile reaches €798k, and the range runs from €168k to €1.5M. That span suggests a mix of older townhouses and smaller apartments at the entry level, mid-market villas in established neighbourhoods, and a handful of larger or recently renovated properties at the top. The gap between the quartiles is substantial, reflecting the variety of build quality, location and plot size rather than a single homogeneous product. Buyers looking below the median will find options, but the bulk of the stock sits in the villa segment, where asking prices naturally climb.
Villas dominate both the count and the price profile. At a median of €830k, they account for nearly half the market and sit below the overall per-square-metre rate at €2,478. That discount per square metre is typical for larger properties, where total price rises even as the unit rate falls. Apartments, penthouses and townhouses together make up the other half, each representing a smaller share of the total. The villa-heavy mix means that buyers seeking apartments or townhouses will have fewer options to compare, while those targeting detached homes will find more choice and a clearer sense of where asking prices settle. For context, nearby Arenas and Alhaurín de la Torre offer lower per-square-metre rates, while Frigiliana commands a premium.
The data points to a market where the median is shaped by the type mix rather than by a single prevailing rate. The wide interquartile range and the dominance of villas suggest that Torrox attracts buyers looking for space and outdoor living rather than compact coastal apartments. The per-square-metre figure of €2,972 sits below many neighbouring towns along the eastern Costa del Sol, making it a value proposition for buyers willing to accept a quieter setting. The stock is varied enough that entry-level and mid-market buyers can both find inventory, though the villa segment will continue to anchor the median as long as it represents half the available properties.
07 · Analysis
How to read asking prices in Torrox: medians, spreads, and type mix. Figures are as of October 2026; this analysis is evergreen and refreshed when the market moves materially.
The figures on this page reflect the median asking price across 43 active listings in Torrox as of October 2026. Median is the midpoint of the range: half the properties ask more, half ask less. It gives a clearer picture than the mean when a handful of high-end villas can pull the average upward. Here the median sits at €590k, while the mean reaches €599k, showing that premium stock does lift the arithmetic average. These are asking prices set by sellers and agents, not completed sale prices, so they represent the market's ambition rather than its closing reality.
Torrox's coastal position and mix of traditional pueblo charm with newer developments create a market where villas dominate the stock but the overall price per square metre holds at €2,972. The median asking price of €590k sits in the middle of a broad range: a quarter of listings ask €355k or less, while the top quarter starts at €798k. That spread reflects both the town's older, more affordable housing stock and the newer hillside villas with sea views. The floor is €168k, the ceiling €1.5M, so buyers looking at entry-level apartments and those chasing large detached homes are shopping in fundamentally different markets under the same postcode.
Villas account for about 49% of active listings and carry a median asking price of €830k. At €2,478 per square metre, they sit below the overall rate of €2,972, which tells you that villas here offer more space per euro than the smaller formats. The villa segment includes both traditional cortijos on larger plots and modern three- and four-bedroom builds in gated developments inland from the coast.
Apartments make up 16% of stock. No separate median is reported for this segment, but given that villas sit below the overall per-square-metre rate, apartments and other smaller formats are pulling the average upward. This is typical in coastal towns where beachfront flats command a premium for location even when total floor area is modest.
Penthouses represent 9% of listings, and townhouses another 16%. Both segments cater to buyers who want outdoor space without the maintenance burden of a detached villa, and both tend to cluster in the newer complexes that have grown up around Torrox Costa in the past two decades.
Torrox sits in the middle tier of Costa del Sol pricing. Nearby San Roque, Alhaurín de la Torre and Arenas all ask less per square metre, offering alternatives for buyers willing to trade Torrox's beachfront access for inland or less central locations. Frigiliana and Campanillas, by contrast, ask more, reflecting Frigiliana's white-village appeal and Campanillas's proximity to Málaga's expanding business parks.
Within Torrox itself, the market splits between the old town on the hillside and the beachfront strip of Torrox Costa. The former holds much of the older, more affordable stock, while the latter commands a premium for direct sea access and newer construction. Buyers chasing value will find it inland, those paying for location will pay the coastal rate.
The wide spread between €355k and €798k means that budget and location will determine your shortlist more than any single headline figure. A buyer with €355k to spend will see older apartments and townhouses, mostly inland. A buyer with €798k or more enters the market for larger villas with pools and views. The dominance of villas in the stock mix also means that apartment buyers face less choice and may need to move quickly when suitable units appear.
Remember that these are asking prices. Sellers in Torrox, as elsewhere on the Costa del Sol, often list optimistically and expect negotiation. The gap between asking and closing price varies by property type, condition and how long a listing has sat on the market. A villa asking €830k may close lower if it has been listed for months, a well-priced beachfront apartment may go at or near the ask if demand is strong. Treat these figures as the starting point for negotiation, not the final word.
The per-square-metre rate of €2,972 is a useful benchmark when comparing properties of different sizes, but it does not account for land, views, condition or proximity to the beach. Two villas at the same €/sqm can represent very different value depending on plot size, build quality and whether they face the sea or the hillside. Use the rate to filter your search, then judge each property on its own merits.
