San Martín de Tesorillo offers rural villa living in the northern reaches of San Roque, where elevated plots and quiet countryside meet easy access to Sotogrande and the coast.
Villas in San Martín de Tesorillo sit on generous plots in a landscape of rolling hills, cork oak groves, and farmland, well removed from the coastal density yet within twenty minutes of the beaches and marinas. The village itself is small and traditional, and most villa developments occupy hillside positions or quiet lanes radiating from the centre. Buyers are drawn to the privacy, the sense of space, and the slower pace, while remaining close enough to Club de Golf La Cañada and Puerto de Sotogrande for leisure and services. Many of the villas here are detached single-level homes or two-storey designs with private pools, terraces, and garden space measured in thousands of square metres rather than hundreds. Agricultural zoning and rural character mean planning is more restrictive than on the coast, so properties tend to sit well apart, giving genuine seclusion. Interiors range from traditional Andalusian styling to more contemporary layouts, and buyers often value the potential to extend, add outbuildings, or keep horses on the land. The buyer profile leans toward families seeking year-round living away from tourist traffic, retirees wanting outdoor space and tranquillity, and equestrian enthusiasts who appreciate the terrain and the proximity to riding schools and trails. There are no high-rise buildings, no promenades, and no resort infrastructure. Services in the village are limited to the essentials, so day-to-day shopping and healthcare usually mean a drive to San Roque town or across to Sotogrande. Choosing a villa in San Martín de Tesorillo means prioritising land, quiet, and a rural setting over walkable amenities or seafront proximity. It suits buyers who are comfortable with car dependency, who value the character of inland Andalucía, and who see the relative distance from the coast as a feature rather than a compromise. The setting is rooted, unhurried, and markedly different from the villa experience in Sotogrande or the coastal corridors to the east.

Plot sizes in this area often start at two or three thousand square metres and can extend to a hectare or more, particularly on the rural outskirts. The combination of agricultural zoning and hillside topography means properties sit on larger parcels than you would find in denser coastal developments. Many buyers are specifically seeking the space for gardens, pools, stables, or simply privacy.
