Fincas for Sale in Nueva Andalucía

The area is known for villa estates, low-rise apartment complexes, and a residential feel that balances Marbella convenience with space and greenery.

Properties for sale in Nueva Andalucía range from two-bedroom ground-floor apartments in gated communities to detached villas with private pools and mountain views. Many developments date from the 1980s and 1990s, though recent years have brought contemporary refurbishments and new-build projects. Golf-adjacent homes are common, and the layout favours car access over walkable high streets. The neighbourhood spreads across a broad valley between the A-7 coast road and the lower slopes of La Concha. Real Club de Golf Las Brisas, Los Naranjos Golf Club, and Aloha Golf Club form the so-called Golf Valley, and much of daily life revolves around the clubhouses, international schools, and shopping centres along Avenida del Prado. Puerto Banús marina lies five minutes south by car, San Pedro Alcántara is a short drive west, and Marbella town centre is ten minutes east. The population skews international, with long-term northern European residents, families enrolled at nearby schools, and seasonal owners who spend part of the year here. Supermarkets stock familiar brands, English is widely spoken, and the pace is quieter than the beachfront. Restaurants cluster around Centro Plaza and the bullring roundabout, but most errands require a car. Nueva Andalucía suits buyers who want proximity to Marbella's amenities without seafront density, and who value golf access, established infrastructure, and a community that feels more suburban than resort. The area appeals to families, retirees, and second-home owners looking for space, privacy, and reliable year-round services.
