Sotogrande Costa lies on the coastal strip of the Sotogrande resort, between the A7 and the Mediterranean. The beach is about 10 minutes away by car, and the marina at Puerto Deportivo forms the social centre of the area. The commercial district around the port has shops, restaurants and services that make the resort self-contained for day-to-day living.

The setting is low-rise and green. Roads are wide and lined with mature trees, and much of the land is given over to golf courses, polo fields and gardens. The Valderrama golf course sits just inland, and the area holds several international schools, including Sotogrande International School. Families buy here for the combination of a coastal location and year-round schooling.

Gibraltar Airport is about 29 minutes by car, and the Spanish border crossing at La Línea adds a few minutes to that. Málaga Airport is the alternative, about an hour and 20 minutes east along the coast road. A supermarket is about eight minutes away by car, and the wider Sotogrande resort has medical centres and further retail options.

New developments in Sotogrande Costa are almost all villas sold off-plan. The typical home has four bedrooms, and buyers tend to reserve before construction finishes. The coastal side of the resort sees more villa developments than the higher ground to the north, and plots here are closer to the beach and the marina than those in Sotogrande Alto.

Building density is low, with space between homes and substantial gardens. The architectural style tends towards contemporary rather than traditional Andalusian, and new schemes often include private pools and landscaping. Some developments sit near golf courses, and others are within walking distance of the commercial area around the port.

Villas bought off-plan from a developer are subject to VAT rather than transfer tax, and stamp duty also applies. The rate for each depends on the region, so it should be confirmed at the time of purchase. Payments are staged during construction, and Spanish law requires the developer to secure those payments with a bank guarantee or insurance policy until completion.
