La Alcaidesa is a low-rise residential area on the eastern edge of the Sotogrande corridor, spread across gently rising ground between La Hacienda Links Golf Resort and the coast. The new apartment schemes here divide broadly into two settings. Along the northern stretch, closer to the fairways, you find frontline golf apartments. These tend to face south or south-west, with open views over the greens and, from higher floors, across the Strait of Gibraltar to the Rif Mountains. Blocks are typically three or four storeys, each floor holding just a handful of units, which keeps communal areas quiet and means most homes get a corner position with cross-ventilation.

Closer to the shore, the developments sit within walking or short driving distance of Playa de La Alcaidesa. Apartments in this band lean into their sea orientation. Terraces here are often generous, sometimes wrapping two sides of the living space, and floor-to-ceiling glazing is standard. Many of these schemes include communal gardens, pools and padel courts, reflecting the lifestyle buyers in this part of the coast expect.

Two-bedroom apartments make up the most common layout, usually with an open-plan kitchen and living area that flows onto a main terrace, a principal bedroom with its own bathroom and terrace access, and a second bedroom served by a separate bathroom. Three-bedroom units add a third room that often works as a home office or children's room, and typically come with a second terrace or a larger single one. Four-bedroom apartments appear less often and are usually penthouses or ground-floor units with private garden space.

Because stock is released off-plan, early buyers tend to get the widest choice of orientation, floor level and interior specification. Kitchens in most schemes come with integrated appliances and stone worktops, bathrooms with walk-in showers and underfloor heating, and the building envelope is designed to current energy regulations, which makes running costs lower than in older resale apartments in the area. Storage rooms and underground parking are included as standard in most developments.

La Alcaidesa suits buyers who want proximity to Sotogrande's marina, restaurants and international school without paying for a Sotogrande address. Puerto de Sotogrande is roughly seven kilometres away by car, and Gibraltar Airport is about ten kilometres to the south, making weekend or part-time use straightforward. The area is quiet and still relatively undeveloped compared to the resort towns further west along the Costa del Sol, so it appeals to families, golfers and remote workers looking for space and calm rather than nightlife.
