A sea-view new development here gives you a home designed around that outlook from the first sketch, with floor-to-ceiling glazing, open-plan layouts and terrace orientations that a resale property can rarely match. Because almost all sea-view stock in Manilva is sold off-plan, early buyers get first pick of the best-positioned units in each scheme.

What makes a sea-view home in Manilva different from the same thing further up the coast is the width of the panorama. The western Costa del Sol curves gently here, so many homes look out across open water toward Gibraltar and the North African coastline beyond. On a clear day, the Rif Mountains sit on the horizon. That is the backdrop to breakfast, and it does not get old.

The sea-view new build stock sits almost entirely in and around La Duquesa, the marina-centred neighbourhood on Manilva's coast. La Duquesa combines a working port, a sandy beach and a low-rise streetscape of restaurants and shops. New schemes in this area range from beachfront apartment blocks to slightly elevated sites a short walk inland, where the extra height delivers broader views. Some developments occupy hillside plots above the marina, which means unobstructed sightlines over the harbour, the beach and the open sea in a single sweep.

Apartments are the most common sea-view home type here. They range from compact one-bedroom layouts suited to a couple or a lock-and-leave holiday base, up to spacious three-bedroom homes with wraparound terraces. Penthouses take the sea-view concept furthest, often adding a private solarium on the roof where the horizon stretches in every direction. Townhouses appear in a smaller number of schemes, typically set on sloping ground so that each home steps up behind the one below and every living room faces the water. Villas with sea views tend to occupy the higher ground above La Duquesa, where larger plots allow private pools and gardens without sacrificing the coastal outlook.

Buying new rather than resale is the clearest route to a home that genuinely lives around its view. Architects orient the main living spaces, the master bedroom and the largest terrace toward the sea, and then wrap the service rooms, hallways and storage behind them. A resale property may technically have a sea view, but it could be from a single bedroom window or a narrow balcony. In a new scheme you can study the floor plan before the walls go up, compare unit positions within the building, and choose the one whose angle and elevation suit you.

New homes also come with current insulation, double or triple glazing and efficient climate systems. In a sea-view apartment that matters more than usual, because large glass facades can overheat without proper solar control. Modern builds address this with low-emissivity glass, exterior shading and cross-ventilation designed into the layout. The result is a home that stays cool without drawing the blinds and blocking the view you paid for.

La Duquesa keeps daily life simple. The marina has grocery shops, pharmacies and cafes within walking distance of most new schemes. The beach runs east from the port, and a coastal path connects to Sabinillas, the next settlement along. Estepona is a short drive to the east, and the road west reaches Sotogrande and the border crossing to Gibraltar. Malaga airport is roughly an hour away by motorway. All of this sits outside your window in some form, because the coast road, the sea and the surrounding hills are part of the view from almost every elevated site in the area.

Buying off-plan and new builds in Manilva

Process, costs and taxes, answered by our local team.

Almost all sea-view new build stock in Manilva is concentrated in and around La Duquesa, the neighbourhood built around the marina on the coast. Some schemes sit directly on the beachfront while others occupy elevated plots above the marina, where the extra height opens up wider panoramas toward Gibraltar and North Africa.

A new build is designed around its view from the start. The architect orients the living spaces, master bedroom and main terrace toward the sea, and uses modern glazing that lets light in without overheating. A resale property may offer a sea view from only one room or a small balcony, and older glass and insulation can make large windows impractical to live with.
