New Developments in La Duquesa, Manilva
La Duquesa sits on Manilva's coastline where the town meets the sea, with the marina as its centre. New developments here are mostly apartments and villas with one to four bedrooms, sold off-plan before completion. Many schemes offer sea views, and some are built right on the beachfront.

La Duquesa lies along the coast about 11 kilometres west of Estepona, built around the marina that gives the area its name. The marina is about four minutes from the new developments by car, and the beach itself is less than a kilometre away. The setting is low-rise and residential, with the developments set among golf courses and coastal roads rather than pressed into a dense town centre. Gibraltar Airport is 25 kilometres to the southwest, about 38 minutes by car.
The new-build stock here is almost entirely off-plan, sold before completion. Apartments make up much of the supply, typically running from one to four bedrooms, and villas are built alongside them. Some schemes are beachfront, others sit close to the beach, and many claim sea views from upper floors or elevated plots. The developments tend to follow the coast rather than cluster in one spot, so the setting shifts from scheme to scheme: some are close to the marina, others closer to the golf courses that run inland from the shore.
Golf Academy Albayt Resort is about 10 minutes away by car, and the area generally attracts buyers who want access to golf without being hemmed in by a large town. Supermarkets are about four minutes from the homes, and the nearest hospital is in Estepona, about 12 minutes by car. The town of Manilva itself is inland, so most of what people need day to day is either in La Duquesa or along the coastal strip.
Buyers here are choosing between beachfront living and a more golf-focused setting, often within the same small area. The developments near the marina tend to be closer to restaurants and the waterfront, while those further back are quieter and closer to the courses. The supply is spread out rather than concentrated, so each scheme has its own position relative to the beach, the golf and the main road.
