Cancelada occupies a low-density stretch of the New Golden Mile, the coastal strip that runs between San Pedro Alcántara to the east and Estepona to the west. The neighbourhood lies about a kilometre and a half inland from the beach at Playa de Guadalmansa, which is a six-minute drive, and eleven minutes from the centre of San Pedro Alcántara. The AP-7 motorway runs parallel to the coast a short distance north, and the old coastal road, the A-7, passes through the southern edge of the area, linking the local shops, schools and golf courses.

The new-build stock in Cancelada is almost entirely off-plan apartments, sold before completion. Schemes range from one to three bedrooms, and many are built close enough to the coast to offer sea views. The landscape is flat and open, so taller blocks on the southern side of the development tend to clear the rooflines in front. The golf course at El Coto de la Serena is about four minutes away by car, and several other courses lie within a short drive along the New Golden Mile.

Cancelada has a small commercial centre with a supermarket about five minutes away by car, and the International School of Estepona is around nine minutes. Hospital Hospiten de Estepona is five minutes by car to the west. Puerto Deportivo José Banus, the marina in Marbella, is thirteen minutes to the east. The setting appeals to buyers looking for a quieter coastal neighbourhood with access to beaches, golf and the towns on either side, without sitting in the centre of either.

A buyer choosing between off-plan apartments in Cancelada and those further along the New Golden Mile should consider how close they want to be to the beach and how far they are willing to drive to San Pedro or Estepona. Cancelada sits roughly halfway between the two, which means neither is on the doorstep but both are within an easy drive. The neighbourhood is residential rather than resort-focused, so the local amenities are everyday rather than leisure-led.

Before a developer can hand over keys, the town hall has to sign the building off as fit to live in. This is a legal requirement, and waiting for it is the usual reason a completion date slips. Only the town hall can issue the sign-off, not the developer or the bank.

Stage payments made before completion must be secured by a bank guarantee or insurance policy. This is a legal requirement on the developer, and it protects the buyer if the scheme fails to complete. The buyer should confirm the guarantee is in place before making each payment.
