Beach side townhouses in Marbella sit between the seafront and the A-7 coastal road, offering walking access to the Mediterranean and the town's marina restaurants.
These properties combine private garden space with low-maintenance community living in one of the coast's most established resort towns.
The beach side strip of Marbella runs from the fishing harbour in the west to the eastern edge of the hotel zone, taking in residential pockets built around landscaped communal gardens and shared pools. Most townhouses in this zone were completed between the late nineteen-eighties and early two-thousands, with occasional new-build projects filling smaller plots closer to the Golden Mile. You walk to the promenade in under ten minutes from nearly every address. The layout follows a predictable pattern: two or three storeys, a small private terrace or garden at ground level, and a roof solarium in many cases. Parking is allocated rather than on-street, and the exterior is maintained by the community. The density is higher than in the hillside estates but lower than the apartment blocks that line the front row, so you have neighbours on both sides but also your own front door. Families choose beach side townhouses when they want a base within walking distance of the beach clubs and international schools along the coast road but prefer a house structure to apartment living. Retirees and second-home owners value the secure, managed setting and the short distance to Marbella's old quarter, where the twice-weekly food market and year-round tapas bars anchor daily routines. Rental demand is strong in the summer months, particularly for properties with three bedrooms and a garden large enough for outdoor dining. The Real Club de Golf Las Brisas lies just inland, and the Puerto Deportivo holds more than three hundred berths for residents who keep a boat. Playa de la Bajadilla, the town beach, is less polished than the private beach clubs to either side but sees local use throughout the year. Hospital Recoletas Salud Marbella serves the central coast, and the town's private clinics cluster within a few streets of the historic centre.

A beach side townhouse gives you a private entrance, your own outdoor space and the structure of a house, without the upkeep or distance of a hillside villa. You live closer to the beach than most villas but avoid the higher density and shared-wall arrangement of seafront apartments. The community handles exterior maintenance, leaving you free to lock up and leave between visits.
The stretch between the fishing harbour and the start of the Golden Mile holds the largest stock, particularly in the residential blocks set one or two streets back from the promenade. These estates were laid out in the nineteen-eighties and nineties, with wide communal gardens and mature planting. The area east of the town centre towards the hotel zone has fewer townhouse developments and more apartment buildings.
Both profiles are common. Retirees and remote workers occupy many properties throughout the year, enjoying the mild winters and the walkable access to services. Other owners use their townhouse for extended summer stays and rent it out during the peak months, then visit again in spring and autumn when the town is quieter.
