New Developments in La Carihuela, Torremolinos

La Carihuela is the old fishing quarter on the western edge of Torremolinos, running right along the seafront. New developments here are almost entirely off-plan apartments, typically sold well before completion.

For buyers who want a new build home within walking distance of both the beach and a genuine neighbourhood with daily life on its doorstep, this is the part of town to focus on.

La Carihuela sits between Bajondillo beach to the east and the Benalmádena marina to the west, with the Paseo Marítimo connecting the two along the coast. The neighbourhood grew up around a small fishing port and still has the tight, low-rise street pattern that came with it. Blocks here tend to be compact rather than tall, and many of the newer schemes slot into gaps left by older buildings or replace them outright. That keeps the scale of the area consistent and means a new build apartment in La Carihuela usually looks out over rooftops, the sea, or both, rather than over a construction site on the edge of town.

The beach is the main draw. La Carihuela's stretch of sand is broad and well maintained, backed by a long run of seafood restaurants that locals and visitors use year-round. The promenade is flat and continuous, making the whole waterfront accessible on foot. Inland, the streets are narrow enough to stay shaded for most of the day, and the ground floors are filled with bakeries, small supermarkets, pharmacies and bars. It is a functioning neighbourhood rather than a resort strip, which matters if you plan to spend time here outside the peak summer weeks.

New build apartments in La Carihuela are typically two or three bedrooms. Because available land is limited and the street grid is already established, schemes tend to be smaller in scale than the large-footprint projects found further inland along the coast. Off-plan is the norm. Most units sell during the construction phase, so reserving early gives you the widest choice of orientation and floor level. Terraces facing south or south-west are common, and upper-floor units in this part of town often have unobstructed sea views simply because nothing behind the beachfront row is built high enough to block them.

Day-to-day errands stay local. Torremolinos town centre is roughly a kilometre to the east along the coast, reachable on foot in about fifteen minutes or by a short drive. Málaga airport is a drive of around fifteen minutes, which keeps the journey short whether you are arriving for a weekend or collecting visitors. The centre of Málaga itself is about a twenty-minute drive along the coastal motorway.

The combination of beachfront position, established neighbourhood services and a compact building pattern gives La Carihuela a character that the newer urbanisations further from the coast do not replicate. If your priority is a new apartment where you can step outside and be on the sand or at a restaurant table within minutes, this is the part of Torremolinos where that is possible without relying on a car.
