Buying a sea-view home new rather than resale in Málaga Este gives you something a second-hand flat rarely can: a layout drawn to pull the eye seaward. Developers orient living rooms, master bedrooms and terraces to face the water. Floor-to-ceiling glazing, open-plan kitchens that run into the living space, and deep terraces built to the right width for outdoor dining are standard in recent schemes, not afterthoughts bolted onto an older floor plan. The sea-view new build stock sits mainly across two parts of Málaga Este. Around El Limonar, the gentle hillside rises just enough above the coast road to give upper-floor apartments and villas a wide, unobstructed line to the water. Homes here tend to be larger, with three or four bedrooms, private gardens or rooftop terraces, and many qualify as villas set within gated grounds. Closer to Pedregalejo and the beachfront strip, the new schemes are tighter to the shore. Apartments and townhouses here look straight out across Playa de los Baños del Carmen, roughly 1.8 km away by road. Morning light off the sea fills east-facing rooms, and the walk down to the sand takes minutes rather than a car journey.

Apartments make up most of the sea-view new supply and range from compact one-bedroom units to spacious four-bedroom homes. A penthouse floor in a seafront block is the obvious trophy, but a well-placed second or third floor can deliver a view that is almost as broad at a lower entry point. Townhouses with rooftop solariums appear in a handful of schemes, giving you a private outdoor space that clears the roofline of the neighbours. Villas with sea views are rarer and sit higher on the slope, typically in El Limonar, where the land opens up enough for a detached footprint with a pool.

Day to day, a sea-view position in Málaga Este keeps you close to the city without feeling urban. The centre of Málaga is about 1.7 km away. Supermarkets sit within a short walk. Hospital Vithas Parque San Antonio is roughly 500 metres from many of the new schemes. Málaga Airport is about 10 km to the south-west, and the AP-7 motorway runs inland of the area, making coast road trips east or west straightforward. IGY Málaga Marina is around 1.2 km away for anyone who sails.
