New Developments in Málaga Centro, Málaga
New developments in Málaga Centro place you in the heart of the provincial capital, where the city's shopping streets, museums and restaurants are on your doorstep. Most schemes are sold off-plan before completion, with the majority offering sea views and a few delivering beachfront plots. The stock runs from one-bedroom apartments through to four-bedroom penthouses.

Málaga Centro sits between the port and the business district, with the old town and its pedestrianised lanes forming the western edge of the area. The beach at Playa de San Andrés is about three minutes by car, and several schemes sit close to the waterfront or face directly onto it. The setting is urban rather than residential: wide avenues lined with offices and apartment blocks, narrow streets threading through the historic quarter, and a good density of shops, bars and cafes within walking distance.
New-build stock here is almost entirely apartment and penthouse schemes sold off-plan. Bedroom counts range from one to four, and many units command sea views even where they do not sit right on the beach. The area appeals to those who want a city base with coastal access, and the mix of older buildings and modern blocks gives the streets more variety than you would find in a purely residential suburb.
A supermarket is about two minutes by car, and the local hospital at Barbarela is three minutes away. The British School of Málaga is roughly nineteen minutes by car, and Club de Golf Málaga Parador lies thirteen minutes away to the west. Marina Real Club Mediterráneo is about thirteen minutes by car along the coast. Málaga Airport is twenty-four minutes by car, though that figure climbs in rush-hour traffic.
The centre of Málaga itself is twelve minutes by car, measured from the homes in this area to the middle of the city. In practice you are already in the urban fabric, so the distinction matters less than it would in an outlying town. The AP-7 motorway runs closer to the sea, meaning Málaga Centro sits inland of it and traffic heading east or west usually involves joining the motorway rather than crossing it.
Most developments sell units before the building is finished, so you reserve off-plan and complete when the town hall signs the building off as fit to live in. That sign-off can take longer than the developer estimates, and it is the usual reason a completion date shifts. Spanish law holds the builder liable for one year on finishes, three years on issues that affect living in the home such as damp, and ten years on structural defects. The inspection before handover produces a list of any unfinished work, and the developer must address those items before you take the keys.
