Xarblanca sits in the foothills below Sierra Blanca, north of Marbella's centre, and it reads as a neighbourhood rather than a resort: townhouse rows and family villas on sloping streets, gardens that get used year-round, and residents who mostly live here full-time. There is no promenade and no beach club branding, which is precisely why the money goes further.

The location trades on proximity without noise. Marbella's old town, schools and daily shopping are a few minutes downhill by car, the beach a little beyond that, and the A-7 puts Puerto Banús and San Pedro within a quarter of an hour. Uphill, the Sierra Blanca massif closes the view and keeps through-traffic at zero.

Stock turns over slowly. Homes here tend to be held by families rather than flipped, so listings arrive in ones and twos and the well-priced ones move fast, often to buyers already renting nearby who have been waiting for exactly this street. Comparables are thin; pricing leans on the wider Marbella hillside rather than on a deep local sample.

Xarblanca suits full-time movers and families who want Marbella as a town, not a stage set: school runs, a garden, the mountains behind and the sea ten minutes away. Buyers optimising for glamour or rental yield per night will do better on the coast strip; this hillside optimises for living here.
