North of the A7, low-rise developments from the 1980s and 1990s cluster around Cabopino Golf, many showing their age but offering larger plots than newer builds. Between the highway and the beach, recent gated communities like Reserva de Los Monteros and Artola Homes have raised the architectural standard, though not every development here matches the finish quality you'd expect at these prices.
The beachfront itself remains surprisingly undeveloped. Artola dunes, a protected natural area, occupies a kilometre of coastline east of the port. You won't find the beach club density of Nikki Beach or the promenade infrastructure of central Marbella. What exists instead are two chiringuitos, public parking that fills by 11am in July, and a coastal path that connects to Elviria in 40 minutes on foot.
Year-round residents remain a minority. August brings Spanish families who've owned here for decades. Winter sees northern European long-stay renters, many golfers. The port restaurants stay open through the off-season, but the temporary beach bars close from November to March. If you need a pharmacy or supermarket beyond the small Supersol by the marina, you're driving to Elviria or Las Chapas.
At €6,376 per square metre as of June 2026, Cabopino prices sit 8% below Marbella's municipal average of €6,908 per square metre. That discount reflects distance from the town centre, 15 kilometres east, and a smaller commercial base. Apartments command a premium here, averaging €7,209 per square metre across 11 listings, while the 12 villas on the market average €6,213 per square metre. Six penthouses and six townhouses make up the rest of the active inventory.
The €290,000 entry point buys a one-bedroom resale apartment in an older complex near the golf course. Greens fees hover around €90 in high season, and the course sees steady play from October through May when northern European golf tourists fill the surrounding apartments. Within 15 minutes you can reach another dozen courses, including Santa Clara Golf in Elviria and Marbella Golf & Country Club.
The beach at Artola extends east toward Calahonda, a mix of fine sand and the occasional rocky patch. Water quality remains high, though the absence of lifeguards outside July and August means parents with young children often prefer the more supervised beaches closer to Marbella or Fuengirola. The two chiringuitos, El Capricho and La Familia, serve grilled fish and cold beer but lack the DJ sets and reserved daybed culture of Nikki Beach or Estrella del Mar.
The marina holds a handful of restaurants that function year-round. Owners moor small motorboats and sailing yachts, nothing approaching the superyacht scale of Puerto Banús. For shopping beyond basics, you drive west to Elviria's commercial centre or east to La Cala de Mijas. Marbella's old town sits 20 minutes away in light traffic, double that in August. Málaga airport requires 35 minutes via the AP-7 toll road, longer if you take the free coastal route through San Pedro and Torremolinos.
Cabopino suits golfers who want multiple courses within a short drive and buyers who prefer a residential feel over urban energy. Retirees and semi-retired professionals make up the majority of foreign owners, many spending three to six months a year here rather than relocating permanently. Families with school-age children face a longer commute to the international schools in Elviria and San Pedro, a friction point that pushes many toward Nueva Andalucía or Guadalmina instead.
If you need walking access to restaurants, shops, and services, or if you're buying primarily as a rental investment, locations closer to Marbella's centre or Puerto Banús will serve you better. What keeps people returning to Cabopino is the combination of lower density, direct beach access in select developments, and pricing that still allows a three-bedroom apartment or villa purchase under €1.5 million, a threshold that's vanished in much of western Marbella.
