Río Verde

The area splits in two. Río Verde Playa is the flat strip between the coast road and the sea, mostly low-rise apartments. Río Verde proper, rising up the hill on the river's east bank, is villa territory: private plots, mature gardens and sea views over the rooftops toward the port. The two share a name and a river, not a market.

Pricing here follows the Golden Mile rather than Puerto Banús. The port's median asking price is around €996,000, pulled down by its apartment stock; the Golden Mile's median is €1,895,000 with one of the highest square-metre rates on the coast. Río Verde villas live in that second world. The single villa on the market right now, a four-bedroom with sea views, asks €4,750,000.

The area also holds one of Marbella's genuine landmarks: the Villa Romana de Río Verde, a Roman villa with preserved mosaics a short walk from the beach. This stretch of coast was prime property two thousand years before the marina existed.

Supply is the constraint. A handful of villas trade here in a good year and owners are rarely in a hurry, so buyers set on Río Verde should expect to view quickly when something lists and to negotiate against thin comparables. The pragmatic alternative is widening the search to Nueva Andalucía's villa valley behind the port.
