Buyers comparing on price alone will find cheaper new-build east of town toward Selwo; what they give up is the ability to walk home from a restaurant in the old town.

Las Mesas suits buyers who want new-build spec without moving to a satellite development: families upgrading within Estepona, and northern European buyers who plan to live rather than let. The premium is real and the data above shows it plainly — the decision is whether town-on-foot plus sea view is worth roughly €1,800 more per square metre than the municipal average. For year-round residents, it usually is.
