The resort sits on elevated ground inland of the A-7, on the eastern side of Estepona toward the Selwo area, arranged around a boutique nine-hole course rather than a championship spread. The elevation matters more than the golf for most owners: five of the eight current listings have open sea views, including apartments, which is rare at this price on this stretch.
The ladder structure is useful in a practical way. A buyer can enter with a two-bedroom apartment near €330,000, trade up to a penthouse with a terrace as needs grow, and end in a villa with a private pool without leaving the community or changing school runs. Resale flows the other way: downsizers stay for the same reason, which keeps the small market liquid for its size.
Prices per square metre climb with the view rather than the type: the sea-view penthouses ask more per metre than the ground-floor apartments below them, and the villa tier is priced against New Golden Mile villas generally, not against the resort's own apartments. La Resina suits buyers who want New Golden Mile positioning without New Golden Mile branding premiums: Estepona centre and Puerto Banús are both roughly fifteen minutes by car, beaches sit just across the A-7, and daily shopping is at the coast strip below. Golf purists wanting 18 championship holes should look at Atalaya or El Paraíso instead; here the course is an amenity, not the identity.
