The median asking price in El Faro is €492k, and most homes for sale sit between €415k and €754k.
El Faro sits on a hillside above Mijas Costa, a neighbourhood where villas outnumber apartments and the stock skews toward detached homes with sea views. More than half the properties for sale are villas, and the asking prices reflect that tilt. The median sits at €492k, with an average square-metre rate of €4,162 across 30 listings. This is a market shaped by its villa-heavy inventory rather than apartment blocks, and the pricing structure follows that pattern.
The spread runs from €265k at the lower end to €3.67M at the top. A quarter of the stock is priced below €415k, while a quarter sits above €754k. The range is wide, but the bulk of the market clusters in the middle band, where buyers find three-bedroom villas and larger apartments with outdoor space. The upper quartile reflects detached homes with pools and panoramic views, while the lower end captures older apartments and smaller townhouses. The distribution suggests a neighbourhood where most stock is priced for the mid-market buyer, with a tail of high-end villas pushing the average upward.
Villas dominate at 50% of the stock, with a median of €690k and a square-metre rate of €4,034 that sits below the overall figure. Apartments account for 37%, with a median of €430k and a rate of €4,141 that sits in line with the neighbourhood average. Penthouses and townhouses make up the remainder. The villa rate is lower per square metre because these homes are larger, but the total outlay is higher. Buyers looking at apartments will find the rate closely tracks the overall market, while villa buyers pay less per square metre for more space. Nearby, La Cala Golf and Riviera del Sol offer lower rates per square metre, while Calahonda and Calanova Golf sit higher.
El Faro attracts buyers who want a detached home within reach of the coast but prefer a hillside setting to a beachfront address. The villa-heavy stock means the market caters to families and retirees looking for space and views rather than walk-to-beach convenience. The median price sits in the range where buyers can secure a three-bedroom villa with a pool, and the square-metre rate reflects the trade-off between location and property type. The neighbourhood is established, the stock is varied, and the pricing is consistent with a market where villas set the tone.
07 · Analysis
How to read asking prices in El Faro: medians, spreads, and type mix. Figures are as of October 2026; this analysis is evergreen and refreshed when the market moves materially.
The figures in this analysis are medians drawn from active asking-price listings in El Faro as of October 2026. We use the median rather than the mean because it filters out the distorting effect of outliers at either end of the range. In a neighbourhood where the average asking price sits at €710k but the median is €492k, the mean is being pulled upward by a handful of high-value properties. The median tells you where the middle of the market actually lies. These are asking prices, not completion prices, so they represent what sellers and agents believe the market will bear rather than what buyers have agreed to pay.
El Faro sits on the clifftop between Mijas Costa and Calahonda, a residential pocket where villas outnumber apartments and the property stock skews toward detached homes with sea views. The median asking price is €492k, with a price per square metre of €4,162. The interquartile range runs from €415k at the lower quartile to €754k at the upper, a spread that reflects the mix of older townhouses and refurbished villas alongside newer builds. The top of the market reaches €3.67M, while entry-level listings start at €265k. The neighbourhood's villa-heavy profile means the median is shaped more by detached homes than by apartment stock, and the per-square-metre rate reflects the premium buyers pay for space and elevation in this part of the coast.
Apartments account for 37% of the stock and carry a median asking price of €430k, with a per-square-metre rate of €4,141 that sits in line with the overall neighbourhood figure. Most apartment listings are in low-rise blocks built in the late nineties and early two-thousands, often with communal pools and gardens. The per-square-metre rate is in line with the broader market because apartments here compete directly with townhouses and smaller villas at similar price points, and buyers looking for detached space often stretch their budget rather than settle for a flat.
Villas make up 50% of the market and show a median asking price of €690k, with a per-square-metre rate of €4,034 that sits below the overall rate. The villa rate per square metre is in line with the apartment rate, which is unusual for a coastal neighbourhood and reflects the fact that many villas here are older properties on large plots where the land value outweighs the build quality. Buyers pay for plot size, views and privacy rather than for modern finishes, and the per-square-metre rate is compressed by the inclusion of terraces, gardens and undeveloped land in the total area. Penthouses represent 10% of the stock, and townhouses 3%, with both categories sitting at the margins of the market.
El Faro sits in the middle of a price gradient that runs along the coast and inland. To the west, Calahonda commands higher per-square-metre rates, driven by its beachfront location and denser apartment stock. Calanova Golf, further inland, also prices above El Faro, reflecting its position as a gated resort community with newer builds. To the east and inland, La Cala Golf, Riviera del Sol and Valtocado all price lower per square metre, offering larger plots and older villas at a discount to the clifftop premium. El Faro's position between these markets means it attracts buyers who want elevation and views without paying beachfront rates, but who are not willing to move as far inland as the golf valley developments. The neighbourhood's villa-heavy stock and its lack of direct beach access keep the per-square-metre rate below the coastal average, while its proximity to Calahonda and Marbella supports the median asking price.
The spread between €415k and €754k tells you that El Faro is not a homogeneous market. A quarter of listings sit below €415k, typically older townhouses or apartments in need of refurbishment, while a quarter sit above €754k, usually modern villas with sea views or properties on oversized plots. The median of €492k is a better guide to the market than the average of €710k, but it still masks the variation between property types and conditions. The fact that villas price in line with apartments per square metre is a signal that plot size and location matter more here than build quality or internal space. If you are comparing listings, focus on the per-square-metre rate for apartments and the total plot size for villas, because the two segments operate on different pricing logic. Remember that these are asking prices, not sold prices. Sellers in El Faro often list high and negotiate down, particularly for older villas where the asking price reflects the plot value rather than the state of the building. Use these figures as a starting point for negotiation, not as a ceiling.
