La Carihuela

Walk along Paseo Marítimo at 7am and you'll see fishermen sorting sardines beside joggers and dog walkers. The promenade runs the full length of La Carihuela, lined with chiringuitos that open for breakfast coffee and stay open until the last diner leaves after midnight. This is not the high-rise Torremolinos of Bajondillo further east. Buildings here rarely exceed six storeys, most date from the 1970s and 1980s, and the street grid behind the beachfront is tight and walkable.

Calle Carmen is the spine running parallel to the sea, one block back. It holds the neighbourhood's bakeries, pharmacies, and small supermarkets. The western end, near the border with Benalmádena, is quieter and more residential. The eastern end, closer to the port and the town centre, has more bars and a younger evening crowd. Between October and April, La Carihuela empties of tourists but retains a solid base of year-round residents, many of them Spanish families and northern European retirees who have been here for decades.

The beach itself is dark sand, wide, and cleaned daily. It shelves gently, making it popular with families. In summer, the chiringuitos set up sunbeds and umbrellas, but there's always public access. The Paseo Marítimo is fully paved and accessible, with benches every fifty metres. You are fifteen minutes on foot from Torremolinos train station, which connects to Málaga Airport in twelve minutes and Málaga city centre in twenty.

As of June 2026, La Carihuela has 10 properties actively listed, with apartments making up 8 of those listings at an average of €4,851 per square metre. The price range spans €348,000 to €780,000, with an average asking price of €493,050. This puts La Carihuela below the broader Torremolinos average of €5,331 per square metre, likely reflecting the older building stock and the fact that most apartments here are second or third-line from the beach rather than true frontline.

One penthouse is currently listed, though penthouses in La Carihuela are rare compared to other Costa del Sol locations. Most of the housing stock is two- and three-bedroom apartments in low-rise blocks, many with communal pools but few with the resort-style amenities you find in newer developments further west. Buyers here are typically looking for a functional beachfront base rather than a luxury product.

El Pinillo, the neighbourhood immediately east, averages €4,382 per square metre as of the same period, making it slightly cheaper but without the same beachfront identity. La Carihuela's market moves in small increments. Turnover is slow, and many owners have held their properties for ten or fifteen years. When something well-located comes up, it tends to move quickly, but the market here does not see the speculative churn of Marbella or Estepona. Prices have been stable rather than explosive, and that suits the buyer profile: people looking for a place to use, not flip.

You wake up, walk two minutes to the beach, and swim before breakfast. That is the daily rhythm here for those who live it year-round. The chiringuitos along the Paseo Marítimo serve grilled sardines, gambas al ajillo, and cold beer from noon onward. El Yate, Casa Prudencio, and El Cañaveral are the long-standing names, though new places open and close every few seasons.

There is no golf course in La Carihuela itself. The nearest is Parador de Málaga Golf, about ten minutes by car. Alhaurín Golf is twenty minutes inland. This is not a golf-focused location. It is a beach-focused one. People here walk, cycle, or take the train rather than drive. The Mercadona on Avenida de los Manantiales is a five-minute walk from most buildings, and there is a small daily market near the port.

Weekends see Spanish families from Málaga and the interior come down for lunch. August is packed, but June and September are calmer and still warm enough to swim. The sea temperature in August hits 24°C. January averages 13°C, and you'll still see people walking the beach in T-shirts. The area gets 320 days of sunshine per year and 580mm of annual rainfall, most of it between November and February.

La Carihuela suits buyers who want daily beach access without paying for a new build or a gated resort. It works for retirees who value walkability and a Spanish neighbourhood feel over English-language infrastructure. It also works for Spanish second-home buyers from inland cities who want a functional, affordable base on the coast.

It does not suit buyers who want a car-free lifestyle combined with high-end dining and shopping. Torremolinos has those things, but they are not in La Carihuela. It also does not suit buyers who want a quiet, low-density environment. This is a densely built, socially active beachfront with noise in summer.

What keeps people here is the combination of affordability, access, and a neighbourhood that still functions as a neighbourhood rather than a holiday park. You can live here year-round without feeling like you are the only one doing so.
