Rio Verde Playa

The pocket is a flat band of low-rise apartment buildings between the coast road and the sea, at the western end of the Golden Mile where the Río Verde river meets the beach. Puerto Banús is a flat walk along the shore in one direction; the hotel stretch of the Mile runs the other way. Buildings here date mostly from the later twentieth century and stand a few storeys tall, with the beach as the shared garden.

Do not confuse it with Río Verde proper, the villa hillside on the river's east bank, where the current listing asks €4,750,000. The two share a name and a river mouth and nothing else: the hillside sells privacy and plot, the playa strip sells position per euro. Buyers who arrive searching one and needing the other should follow the river inland or down, accordingly.

The catch is supply and scale. This is a handful of buildings, apartments are compact by modern standards, and one listing at a time is normal, so the €320,000 figure describes today, not a permanent price list. When it sells, the next entry point may sit meaningfully higher or lower depending on the unit.

Río Verde Playa fits a buyer who wants the Golden Mile address and the beach at the door and will trade interior space to get both: a first foothold in Marbella, a rental-friendly bolthole, or a base for someone who plans to live outside on the promenade anyway. Villa budgets should turn to the hillside pages; this strip will not serve them.
