La Panera

This is not an urbanisation in the gated, master-planned sense. Homes sit on individual plots along country lanes, with mature gardens, space between neighbours, and in many cases room for a second building or a serious pool terrace. The surrounding Selwo area has been filling in with new apartment developments over the past decade, which makes La Panera's plot sizes increasingly scarce for the location.

The numbers show the gap between the pocket and its surroundings: villas across the wider Selwo area carry a median asking price of €947,500, while La Panera's current listing asks €2,500,000 — not because of branding, but because 697 built square metres on private land is a different product from the semi-detached stock that makes up much of that median. Supply here is thin and irregular; one listing at a time is normal, and plots trade privately as often as publicly.

La Panera suits buyers who want land and privacy within ten minutes of a working town: Estepona centre, the hospital and the coast are all a short drive, and the A-7 is immediately below. It also suits self-builders hunting plots, which is worth saying plainly because that is what people ask us for here. The trade-off is the usual one for plot country: nothing is walkable, and the value is in the land, so viewing with a surveyor matters more than viewing with a decorator.
