Off-season, from November through March, the coast empties, and La Capellania returns to its permanent residents. The 320 days of sunshine per year are real, but winter rain, though only 580mm annually, arrives in short, heavy bursts that can flood the lower access roads temporarily.
La Capellania suits buyers who want a detached house on the Costa del Sol without paying Marbella or Sotogrande prices. Retirees and semi-retired buyers dominate, particularly those who have owned apartments elsewhere on the coast and are trading up to more space and privacy. Families with school-age children are less common here because the international schools require a daily drive, and the area lacks the community facilities, playgrounds, and nearby families that developments like Calahonda or Riviera del Sol offer.
If you need to walk to amenities or prefer not to drive daily, this is not the right fit. The hillside location and lack of pavements on some roads make walking impractical for errands. Buyers who want new-build finishes and modern energy ratings will find better options in Higueron or newer phases of Calahonda. What keeps people in La Capellania is the combination of space, elevation, and relative affordability for a standalone villa with a garden and a view within thirty minutes of Malaga airport.
