Apartments for Sale in Aloha Village

One apartment is currently listed at €394,500. the area is not gated, which is unusual for this part of the Costa del Sol, and it offers a communal pool and gardens shared among residents. The layout is typical of developments built in the 1980s and 1990s, when Nueva Andalucía expanded rapidly to meet demand from northern European buyers.

The architecture follows the Andalusian vernacular common to this area: whitewashed facades, terracotta roof tiles, and wrought-iron balconies. The pool sits in a central garden area planted with palms and Mediterranean shrubs, and the lack of perimeter fencing gives the area a more open, neighbourhood feel than many of its gated counterparts. Residents tend to be a mix of permanent occupiers and seasonal owners, with a smaller proportion of investors targeting the long-term rental market. The absence of security gates and on-site concierge services appeals to buyers who prefer lower community fees and a less resort-like atmosphere. Parking is typically allocated or street-based, depending on the block.

The single active listing in June 2026 is priced at €394,500, which translates to €5,636 per square metre. That figure sits slightly below the average for comparable ungated residential areas in Nueva Andalucía, where gated equivalents with 24-hour security and more extensive facilities often command a premium of 10 to 15 per cent. Apartments dominate the property mix, and turnover here is slow. Listings appear infrequently, and when they do, they tend to attract buyers who already know the area well rather than first-time visitors to the coast. The price per square metre reflects the trade-off: good location, modest amenities, no gate.

Aloha village suits buyers who want Nueva Andalucía's golf-course proximity and Marbella access without paying for gated infrastructure they will not use. It does not suit anyone expecting resort-style facilities or 24-hour security. The communal pool is functional, not large, and the gardens are maintained but not manicured to hotel standard.
