Penthouses for Sale in Atalaya Monte Biarritz

The development sits within the broader Atalaya area, a residential zone known for its proximity to golf courses and the coast. With just one active listing as of June 2026, the area maintains a low profile in the resale market, suggesting stable ownership and limited turnover among residents.

The community is built around individual villas rather than apartment blocks, which shapes the character entirely. Residents access a shared pool and benefit from security measures typical of gated developments in this price band. The architecture follows the villa format common to Estepona's inland residential zones, where properties tend to occupy larger plots than coastal equivalents. The gated structure appeals primarily to owner-occupiers seeking year-round residence or extended stays, though some villas serve as holiday homes for northern European buyers. The low density and villa-only format mean fewer neighbours and more privacy than mixed developments, but also fewer on-site facilities than larger residential areas with apartment towers.

The single active listing sits at €699,000, translating to €2,730 per square metre as of June 2026. This per-square-metre figure places Atalaya, Monte Biarritz in the mid-range for Estepona villa communities, below beachfront developments but above inland budget options. With only one villa currently on the market, drawing broad conclusions about price trends proves difficult. The absence of multiple listings could indicate either strong retention among existing owners or simply a small total number of properties within the area. Villas dominate entirely, as the data shows no apartments or townhouses. Buyers should note that limited market activity makes price comparison harder and may extend the time needed to secure a property if the current listing does not fit requirements.

This area suits buyers who prioritise privacy and a detached villa format over proximity to beaches or commercial centres. Families and retirees form the core demographic. The single-listing market means limited choice at any given time, so flexibility on timing matters. The community pool provides a focal point without the density of larger resort-style developments.
