The Costa del Sol markets continue to diverge on €/sqm but converge on transaction velocity. Marbella and Benahavís lead on price, driven by branded new-build supply and a deep international buyer base; Mijas and Fuengirola anchor the value end of the coast.

Active inventory has stabilised after two years of contraction. As of 10 August 2026, the coast holds thousands of active listings, with weekly new-listing volume tracking below 2025 levels. New-build pipelines are concentrated in Estepona and Mijas, where deliveries scheduled for late 2026 and 2027 will add several thousand units.

On a per-square-metre basis, premium micromarkets , Marbella's Golden Mile, Benahavís hilltops, price 25 to 60% above the coastal average.
