About El Faro

Climate, transport, population and what El Faro is known for.

El Faro sits on a coastal ridge in Benalmadena, where 22 properties were listed in June 2026 at an average of €4,652 per square metre. You buy here for direct sea views and relative affordability compared to neighbouring Higueron or Carvajal, both of which command over €7,700 per square metre. The area attracts northern European second-home buyers and a smaller number of year-round residents who want proximity to Malaga airport without the density of Torremolinos or Fuengirola.

El Faro takes its name from the lighthouse that marks the western edge of Benalmadena Costa, a functional structure rather than a postcard monument. The residential core runs along Avenida del Caribe and the streets climbing inland from it, where low-rise apartment blocks from the 1980s and 1990s mix with newer developments and a scattering of detached villas. Most buildings here are three to five storeys, and many have aged without significant renovation. You see this in the older communal pools, the faded exterior paint, the lack of underground parking in some complexes.

The area feels quieter than Benalmadena Costa proper, which sits a kilometre east and carries more through-traffic. Residents here walk down to the coastal path that runs beneath the cliffs, a paved promenade connecting El Faro to Fuengirola in one direction and Torremolinos in the other. In summer, the path fills with joggers and cyclists before 9am, then again after 7pm when the heat drops. Off-season, it empties entirely on weekday mornings.

El Faro lacks a defined commercial centre. You find a handful of convenience stores and small restaurants along Avenida del Caribe, but most residents drive five minutes to the larger supermarkets and services in Arroyo de la Miel or Benalmadena Pueblo. The nearest hospital, Hospital Vithas Xanit, is a ten-minute drive inland. Malaga airport is 15 kilometres east, reachable in 20 minutes outside peak hours, though the AP-7 toll road adds cost if you take the faster route.

As of June 2026, the average asking price in El Faro was €4,652 per square metre, roughly 12% below the Benalmadena average of €5,272 per square metre. Apartments, which made up 13 of the 22 active listings, averaged €4,687 per square metre, while the nine villas listed averaged €4,601 per square metre. The overall price range ran from €249,950 for a small apartment to €3,675,000 for a larger villa with sea views, with the average property priced at €902,605.

The discount against neighbouring areas is significant. Higueron, two kilometres west, averaged €7,737 per square metre in the same period, while Carvajal, immediately adjacent, reached €7,846 per square metre. La Capellania, slightly inland, commanded €6,125 per square metre. Even Benalmadena Costa, the broader coastal strip, averaged €5,016 per square metre. El Faro's lower pricing reflects its older housing stock and the lack of high-end resort infrastructure that defines Higueron or the newer developments in Carvajal.

Buyers here are typically purchasing two- or three-bedroom apartments in buildings without concierge services or on-site gyms. Villas in El Faro tend to be older constructions on smaller plots than those further inland in Benalmadena Pueblo, where land was historically cheaper and building regulations less restrictive. Resale dominates the market, with few new-build projects underway as of mid-2026. The area appeals to buyers with budgets stretched by the higher prices in Higueron or Torrequebrada but who still want a coastal postcode and reasonable access to Malaga.

Mornings in El Faro begin with the coastal walk. The promenade below the cliffs connects to Playa de Benalnatura, a narrow beach with dark sand that fills quickly in July and August but remains manageable in May or September. The beach lacks the width or facilities of Playa de la Carihuela in Torremolinos, and parking near the access points is limited to roadside spaces that disappear by mid-morning in summer.

Golf is a fifteen-minute drive. Torrequebrada Golf is the nearest course, a clifftop layout with sea views, while Benalmadena Golf sits inland near the pueblo. Both are accessible but not walkable from El Faro. The marina in Benalmadena, Puerto Marina, is three kilometres east and offers a concentration of restaurants and bars that pull crowds year-round. Residents drive there for evening meals or to meet friends, as El Faro itself has limited dining options beyond a few neighbourhood tapas bars.

Weekends see an increase in traffic along Avenida del Caribe as visitors park near the coastal path access points. Off-season, from November through March, the area quiets significantly. You notice fewer open businesses, less foot traffic, and a shift to a more permanent resident base. The climate remains mild, with January temperatures averaging 13°C and 320 days of sunshine annually, but the social rhythm slows considerably outside the May-to-October window.

El Faro suits buyers who want a coastal location on the Costa del Sol without paying Marbella or Higueron prices. Northern European second-home owners make up a large share of the market, particularly those who spend extended periods here rather than brief holidays. Retirees looking for year-round residence also buy here, drawn by the proximity to Malaga airport and the manageable cost of living compared to more developed resort areas.

You will find El Faro limiting if you want modern resort amenities, a walkable commercial centre, or a property with high rental yield potential. The older building stock and lack of on-site facilities make it less attractive to short-term holiday renters. Families with young children may prefer areas with more parks and schools within walking distance. Buyers who prioritise newer construction and contemporary finishes will find better options in Carvajal or further west. What keeps people here is the combination of sea access, relative affordability, and proximity to Malaga without the density or noise of the larger coastal towns immediately east and west.
